Need help locating a house plan

I am looking for a country style house plan and was hoping someone here could help. The house must have a first floor master bedroom and a bath with separate shower and tub. I would like to find a plan that has a porch of at least 8' depth that goes around the front and two sides or at least partially around the two sides. Open floor plan for family room and kitchen area. Hope to find one that has a second bedroom on the first floor and a third bedroom on the second floor but will settle for two bedrooms on second floor. No more than three bedrooms total. An attached garage isn't a must have item but it would be nice to see some plans with and without an attached garage. Minimum of 1700 sq. ft., maximum of about 2100-2000 sq. ft. Thanks in advance for any help.

Oh goody...my favorite pastime. I Love looking for floorplans. Have you checked all the usual suspects? Eplans, Don Gardner etc? Right off the bat, I found some on Don Gardner.

To me it seems that there are too many unnecessary twists, turns, angles and little corners in the house that erode the "open plan" concept. This is the kind of thing you see on internet plans drawn by inexperienced designers on computers. They look like renovation plans because they were adapted from another plan. I'm not saying these people don't have skills but it's extremely difficult to design well on a computer even if you are very experienced. I recommend tracing the plan freehand and trying to make the spaces fit together so the corridors are shorter with fewer angles and spaces are well defined and feel more open. Corners should only be where they are really needed or where they add to the definition of spaces. If the stair goes down to the basement you have allowed only 7 ft of horizontal run beyond the door swing and that will not allow adequate head clearance. You could swing the door into the corridor but I don't recommend it. I agree that the pantry is too square and it makes it difficult to enter the guest bedroom. Here again there are too many unnecessary corners. These corners are awkward and expensive. Why would there be a door on the Mud Room closet but not on the Mud Room? Is the house on the same level as the garage? Normally the garage floor slopes toward the overhead doors and there is at least one step if not several up into the house. How would you use the front hall closet with such a small door? The space for a toilet should be at least 30" wide and with a 19" clear space in front of the bowl. Do you plan to eat all of your meals in a 6 ft deep booth? You need to show furniture in the rooms. The fireplace seems like an after thought instead of an organizing feature in the Great Room. Would you place furniture facing away from the view in order to face the fireplace Ã¢ÂÂ¦ or the reverse?

^ Unless I'm totally misreading your diagram, it's a geometric issue. A typical step is seven inches high, and 11 inches deep. (The building code will not let you have a very steep staircase, and you don't want that, trust me.) If your ceiling is 9 feet, you need the stair to rise at least 10 feet, including the thickness of the 2nd floor assembly. You also need headroom under the stair, at least the height of a door. If you measure the space and work out the math, you'll see that the turn doesn't work with the number of treads you are showing above, in a space that's only 8 feet wide. (Am I reading that right? I'm having trouble seeing it.) The split landing at the turn is also restricted by code, BTW. There are rules, because it's inherently dangerous. You would be better off with a straight run stair or an L-shaped stair with a flat landing and just one or two steps. The stair would extend down toward the front door. As to the style. If this house is somewhere around L.A., you should take a look at the Hollywood Regency style-- that's suitable and it relates to the region. If the house is in San Francisco proper, there are some early homes with a French influence. In Santa Barbara or San Diego, it's a little more tricky. A house really should relate to its environment, both natural and built environment. There is a famous blog written by a designer who loves French style, called Cote de Texas. If you keep it rustic and simple, you have a shot. You really, really need a great designer or architect. Crowdsourcing advice from the internet is all very well, but this particular project demands professionals.

I'm buying a home. It's traditional design. It is located in the Southeast. It has very deep porches on three sides. The house is filled with heavy trim, shiplap and drywall walls, tongue and groove ceilings, and heart pine floors. The ceilings are 12' tall. The shiplap is 12" wide. There is also areas of the home with Georgia brown brick. Some of the windows are stained and others are paint. Cabinetry is painted. There are some areas of drywall. Here is the plan: Trim and molding SW 7105 Paperwhite Gloss Drywall and shiplap SW 7105 Paperwhite Eggshell Ceilings tongue and groove SW 7105 Paperwhite Flat All cabinets SW 7105 Paperwhite Gloss Kitchen Island SW 9178 In The Navy Gloss Dining Room walls, shiplap SW 6128 Eggshell Powder Room SW 9178 In The Navy Gloss Question One: Is the selection of flat sheen the ceilings the best selection? Opinions? Question Two: The Powder Room is in the interior with no windows or natural light. The floor is heart pine. The fixtures are white. If I paint the walls SW 9178 In The Navy Gloss, what do I do with the wood trim and tongue and groove ceiling? Paint them In The Navy or Paperwhite? Thoughts? Question Three: Has anyone ever seen lacquer on shiplap? Thoughts? Thinking about it in the Powder Room but I don't have enough information.

I live in upsate NY, so the weather is humid continental and heat is up to average 28 celsius in the summer and average low to 14 in the winter - similar to your temp except for yours is less humid. I get the morning sun in the kitchen, which is hot and strong in the summer. I don't cook at all, so I don't get any of that hot morning sun where I want it in the living room (I spend the most time in the living room and I love the heat). I get the afternoon sun in the living room, which is very weak and doesn't do me any good. Even on a sunny day in the middle of summer, I have to put the lights on in the living room because the afternoon sun is so weak. It doesn't help that there are lots of tall trees back there as well (blocking the sun even further). If I ever buy another home, I'm going to be sure the morning sun comes into the living room. I can't stand the cold winters, so I hibernate! I keep everything closed up with super insulated curtains on all the windows. I don't open them up until the Spring. So you will have to consider all these issues (when the sun comes into your home, where you want the strongest sun, and where you want the weakest sun) when building your home. That will also affect your heat. It's so hot in our summers that I have the a/c on and close up the curtains on the hottest days (and open up the windows at night). Another thing you'll have to consider is if you want to grow a vegetable garden, where is the best location for that on your property. I have a friend who is an excellent gardener. She needs to think about the location of her garden to be sure she gets the correct type of sun - when and where. Best wishes and congrats!

Lindy - Yes, we do both enjoy a good challenge don't we??? It's an added bonus that I get to look at more house plans.....LOL

This is off topic, but you posted a pic of your plantation shutters on another thread and I could just catch a glimpse of a piece of furniture with a paisley fabric and nail head trim. Would you mind sharing a pic where I could see it better? Just the corner looked gorgeous :-)

Have you considered hiring an architect and having one drawn that exactly meets your needs?

When we started we spent many hours going through house plans, and found several that were "close" and could be adapted. I talked to some people about modifying the plans, and in the end saw that it would be just a little more money to hire an architect to produce the plan we wanted. We showed him some of the ideas from the plan books/sites, but it ended up very different from what we would have done if we started from one of those.

If you find an architect that *specializes* in residential designs (as opposed to comerical work with a little residential on the side) I think that the rates are lower and the work is faster. Overall, I think that the savings in construction (since we could get rid of things that we really didn't want and end up with just the right sizes) more than made up for the minor increase at design time.

I know that this isn't what you are asking, but it might be worth thinking about. Good luck!

Here's the plan we started with, but then changed a few things. It doesn't have the extra bedroom on the bottom floor or the wrap around porch, though.

ralphy, I am sure I am way too late with this one but, the Ellison house plan (or one very similar) is located in Nicklesville, Virginia.....cloase to where you and I live! The owners allowed us to take a look.
