Newbie insurance question

We've just purchased a chunk of land with a 28' x 28' new garage on it. Digging will begin this week for our new home's foundation. What kind of insurance should we have from now until we take possession of the house? The unattached garage has no heat or running water and we'll be using it to store a lot of our stuff until we move into the new house. I'm hesitant to call an insurance agent for advice before I ask you folks. Thanks in advance!

Are you self financing the building of your new house? If you took out a mortgage for the build then your lender will require full home owner insurance as if the house is already built.

Why are you afraid to talk to your agent? They are the best qualified to answer this question--they know their policies and their policies' limitations. If you don't have a good relationship with your agent, get a new one (one who is a broker who works with multiple companies and is local in your area rather than some 800 customer service number).
I found our agent to be very helpful in determining what coverage we needed during our sizable addition to cover our house, as well as materials on site.

Hi Tina! I have 2 very close friends in Round Rock! They are the Godparents of my daughter, we visit them often. I love that town, what a great place to live! We have actually been looking for work out there, we'd love to make a move! Anywho, since I'm already here, I take a crack at your questions. 1) You've won half the battle if you have already locally sourced the ingredients for the gritty. The plants you mentioned will be quite happy in it, go for it! 2) Sure! Please understand that the 1:1:1 ratio is not set in stone. You can adjust the proportions of turface and granite to suit your needs. For example: A 1.25(T):1(B):.75(G) with retain more moisture than a .75(T):1(B):1.25(G)....got it? If you want your full sun plantings to retain more moisture, just adjust your mix...it's all up to you! 2a) I would be doing you a disservice if I told you anything on this. There are so many factor involved, you really will have to figure this out on your own. However, these are very porous, well aerated mixes...you will need to water them frequently, I'll just say that. 3) For the most part, most folks around here only suppliment there container fertilizer regime with CRF's, if they use them at all. It is highly suggested that you use a soluble fertilizer with these mixes, such as Miracle Gro 24-8-16 w/ micros or Foliage Pro 9-3-6. 4) The gritty will work for anything! However, for short term plantings many folks opt for the 5-1-1, due to it's lower cost and ease of construction. The 5-1-1 is also great for very vigorus growers that will need to be repotted often. The 5-1-1 can also be modified to suit your needs, for example, replacing the peat with turface will yield a more durable product, or doubling the peat fraction will work well in a raised bed, stuff like that. Those are all very brief answers, tip of the iceberg. Keep reading, you will find that many of your questions have been asked and answered, you just gotta find them. Check out the earthtainer construcion guide for some mix info for a self watering planter, or just search container mix. Most will be a soil-less mix, there are a ton of great threads on here regarding container mixes, fertilization, and also water movement/retention. The poster above "Al" has some very informative and detailed explanations. It seems like gardening is such a varied and expansive topic that searches very rarely yield a simple, direct clear answer to a question. The answers I have found have been partly from searches, partly from posting a question, and partly from reading older posts ( sometimes not directly related to my original question ). There is an enormous wealth of knowledge here, take advantage of it, I did and have learned alot.

Whole life insurance is appropriate for some people (it has tax advantages as an estate planning tool, for example), but term life insurance is more appropriate for most people who just need to address the question of how their family will get by without their income. Disability insurance is also a very good idea, and often overlooked. How much insurance you need depends on a lot of things, including how much your husband makes, how old you are, how close he is to retirement, whether you have adequate retirement savings, whether you have kids and how old they are, whether you could/would find work if he passed and how much you could earn, etc. Social security benefits are a factor in several ways, first for any children under 18 and for a non-working parent caring for kids under 16, and secondly as retirement benefits under his earnings record as early as age 60. You can think of your needs in 3 parts: immediate needs after a spouse's death, such as for funeral expenses and maybe paying off a mortgage, annual income needs up to "retirement" (or when you start taking Social Security on his earnings, assuming you don't remarry), and annual income needs post-SS. If you have young kids, you may want to split up the years where you are supporting your kids from the later years when they will (hopefully) be financially independent. With kids, you may also need to look to insurance to pay for college, depending on their plans and your current savings. If you can work out your annual income needs that you want insurance to cover, you can work backward to how much money you would need insurance to provide now using a net present value calculation. If that sounds like so much gibberish to you, you might consider hiring an hourly financial planner to help you with the calculations.

@vinmarks Interesting with the line of sight point. But from what line? You can see it in the first photo which is standing near the fridge, but you wouldn't see it from the other side of the island. I'm for sure going to fight it, but likely a public adjuster would know best. I figured a few people here might have some more knowledge than I.

As your agent about "Builder's Risk" insurance. Ask your GC what kinds of insurance he carries (workers comp, general liability, etc.) and be sure to get proof of insurance from him and his subs before their work begins.

We don't have a mortgage. To answer Kirkhall's question, we don't have an agent in the area where the house is being built, and I don't want to be talked into excessive insurance, so I thought I'd see what others have done in this situation. Like I said, we're newbies, so I don't have a clue as to what kind of insurance we need. Thank you for the advice, Booksandp, I'll find out what coverage the builder has, too. Thanks everyone.

In my experience it might be hard for you to get insurance on the property. The builders insurance should cover most things like theft or the house burning if they have builders risk. If they don't make them get it. It prob won't cover theft of anything stored in the garage if it is yours and not bought by the builder. You could probably get some type of home owners ins on the garage though which should cover your property. Your builders general liability and workers comp will cover anyone getting hurt.

I had a hard time getting those coverages since mine is owner/builder. Nobody wants to insure that!

Thanks, Dhuston, I'm waiting to hear back from my builder as to what they cover. I talked to one agent today who said no one will cover just a garage; they'd need to tie it in to our current homeowner's policy instead of insuring it on its own. Sorry to hear you had trouble getting insurance; I hope it gets easier!
