Comments (16)Your description is confusing but I think you mean that there must be a post to support the end of the girder truss that supports the second floor and probably the roof above it. The mistake was in describing such a complicated modification in the contract instead of showing it in the architectural and structural contract documents. If you want anyone to give you useful advice, you need to show us the modified design drawings. Comments (5)Our company runs a local overhead door supply/install/service company. Our best doors are two layers of steel with polyurethane foam insulation between. Cheapest are one layer of aluminum with no insulation, and each panel has a "c-channel" edge top and bottom. Those aftermarket insulating kits are usually just styrofoam panels, the same stuff you'd get with the aluminum doors if you bought them "insulated". Adding these insulation panels is adding next to now weight, so I wouldn't worry about changing your torsion or extension springs. If you're concerned about keeping your garage warmer, also pay close attention to your weather-stripping around the OHD and also the bottom seal. Air leaking around the door is also your enemy. The surrounding weather-stripping is super cheap, and is literally just nailed onto the rough opening framing which will be wood or composite. If your aluminum doors still look nice, it's hard to justify ripping them out for nice insulated steel doors... My garage is fully insulated with nice steel doors, but unless if I heat it it's still the same temp as outside. How new? I take you've had at least 1 winter and 1 summer there already? If the garage ceiling is insulated to its full depth then you'd have to add a false ceiling to increase it. Alternatively, you could remove the fiberglass insulation (I'm assuming its fiberglass) and use spray foam for added R value. Both of these involve a lot of construction, though, and would cost quite a bit more than your initial $300 budget. If the house is new and HERS 53, isn't your builder responsible for this issue? (A HERS 53 score is significant because it's a Presidential Award threshhold that builders tout when trying to earn your business!)...See MoreBlow in insulation in attic above garage?
Comments (13)jewel- Insulation of any kind weighs very little relative to the load bearing capability of the sheetrock and the joists supporting them, whether the joists are on 16" or 24" centers. I have a new-ish house that has 6" thick walls everywhere and the 2X6 wall studs are on 24" centers, as are the ceiling joists in the living space and the garage. My garage is not insulated (neither the walls nor the ceiling). But the building envelope of my house is fully insulated. Cars coming onto the garage do not add significant heat, at least in the sense that they significantly alter the thermodynamics of the garage space. Garages are not typically insulated, at least in temperate climates, but if they are used for purposes other than housing cars (like being used for shops), it isn't a bad idea to insulate them. You can tell your husband that, whatever the reason your MIL's garage attic is not insulated, it has nothing to do with the spacing of the joists....See Morejuly3feb2
