Market Day in Tacoronte

I've posted a few pics on the WTD thread but wanted to put the album link here with a few more pics of the excursion last Saturday I made with my friend Anne. We made a quick visit to the local English library and I made some photos of the inside and the grounds.

Then we drove up the coast to one of the local farmers' Saturday market in the village of Tacoronte. There I bought some green beans, herbs, country bread and locally made honey vinegar. The market was near to closing time so I got a parking space right near the door. Some of the stall sellers were packing up their goods but we did some good shopping and both came out the door laden.

. Those were good beans - we had them with our turkey dinner !

We drove further to a seaside town where bathers and fishermen line the water's edge. Across the street from the shore are fish restaurants where we stopped to dine. Food pics on the WFD thread #189 and in the album link below.

We passed

so I had to jump out of the car and take a few more photos.

Here's the album link to the 23 photos I took of the day.

It will probably be our last outing until the fall as Anne goes back to England next Saturday. :-(

Hi Anne! I feel like I know you!

Beautiful as always Sharon. The green beans are gorgeous!

Your parking space at the market sounds like what I call "princess parking."

Sharon, as always, your photos are stunning! Love those calla lilies at the market! My favorite flower!

Glad your market went well, congratulations. We were very intimidated at our first market, but until you jump in you just don't know how much to bring, how to display your produce, etc. Having friendly vendors at your market is a big plus.

I had to smile when you said "a little cooler" for the mid-90s. Around here, 80 degrees is considered a very hot day! I sell my eggplants for $5/lb but that reflects the growing conditions here. Good to know you had a nice market day. How do you keep the kale from going bitter in a Texas July?

On the market for 67 days-not much activity. Any suggestions?

I have no criticisms of your home. It is clean, tidy, and well cared for. It appears to be comparable to other homes around it - age, style, condition, etc. I don't believe you could ever recoup the costs of doing what some posters are suggesting - kitchen remodel, wood flooring, second bath, etc. Those fixes, while they are likely to make your home sell quicker, are not likely to make you more money or even break even. You may also end up decreasing the buyer pool if your improvements aren't to that buyer's particular taste. The one suggestion I do like, and that I agree with, is to consider hiring a company to stage your home. They will bring in new furniture and will place it in a manner that makes it attractive to buyers. Please don't take this as a criticism of your current furnishings, it's just an idea to give your home a splash of "new" without extravagant costs. Now, the big point: Price. Not knowing your local market, I'm not in a position to say whether your home is overpriced or not. However, I will pass along a piece of advice I received from my real estate agent that I followed and my home sold in 1 day. That is, if you are getting a lot of initial interest and showings but no offers, you are simply over priced. The only true way to assess the value of your home is to get a listing of SOLD prices in your neighborhood. From there, you find out what homes are selling on a dollar per square foot basis and apply that to your square footage. That is a good starting point. You have your home listed in the $114/sq. ft. range. What did your neighbor's home sell for on a per sq. ft. basis? If it sold for $100/sq. ft. and you are asking $114/sq. ft., you are over priced. Did the neighbor's home have any upgrades your home lacks? How long was that home on the market? You state there has only been one sale in your area in the past year, but that the market has improved since then. If there have been no comparable sales, how do you know whether the market has improved in your neighborhood? Some areas in your city may be seeing price increases, but that doesn't mean there are across the board increases. Lenders are still leery of losing money; buyers are leery about paying too much as we saw happened a few years ago. If I were in your shoes, I'd take the house off the market if you continue to not have any interest very soon, have your realtor conduct an analysis of SOLD prices per sq. ft, relist your home at an adjusted price (supported by the sold comps), and have it professionally staged.

We have an offer after 40+ days on market

sabrinatx, you are right. The listing is the marketing flyer and the offer is what the buyer is willing to pay you for the property (specifically in detail on the standard contract form for your state). The marketing process and the contract process are two entirely different things. The offer is what is contained within the 4 corners of the contract - unless the contract specifically states the $1500 it doesn't apply. When in doubt duplicate it in the contract so both you and the buyers have a meeting of the minds. Check with your agent. If you want to include it, put it in writing as part of your counteroffer. In real estate there is a saying: "If it's not in writing it doesn't exist." Don't make any assumptions. Your Realtor will go over this with you in detail. Every credit has to be explicitly listed. After all, this contract goes to the buyers, the sellers, the title company and/or closing attorney and the lender. They won't impute the $1500 from the listing. It must be stated or it doesn't apply.

Beautiful pictures, Sharon, as always, I love the pictures of the ocean and the vendors. The market is very nice but I'm wondering what "honey vinegar" is. Is it honey that has been fermented somehow to turn to vinegar or is it vinegar with added honey for flavoring? And what would you use it for? Salad dressings, maybe?

Karen - we were charmed that day and had three "princess parking" experiences LOL. The English library is down a tiny narrow, crooked street with a space for 3 cars outside. Someone pulled out just as we arrived. Same things happened at the market - someone was leaving and I pulled into their space when we got there and at the beach - which was packed that day - I saw in the distance a car was leaving a space just in front of the restaurant. Anne and I laughed so hard as we couldn't believe it !

Linda I also love those calla lilies. Our new gardener has just brought us bunch of them with roots from his own garden for planting in our front yard.

Annie - the lady who was selling the honey vinegar said it is especially good on salads, and I see on the label it says the same. I'll have to look up how they make it as I've also never seen it before. I still have to open and taste it but I'll wait until I make our next salad. The label says in Spanish....'harvested and produced by artisan methods'. I would imagine it starts out as honey and then is fermented, but I'll let you know.

Sharon... Breathtaking! I always love your pictures, but you know that. I feel like I've just been on holiday, visiting your lovely area. And, I've enjoyed all your excursions with Anne. What a wonderful life!

Sharon, I couldn't open any of your links on the WFD thread and the same thing happened here until I opened the "Link to Photos" ... then everything opened fine. Odd.

I always enjoy 'tagging along' on your outings. So many neat things to see.

I bet honey vinegar is like cane vinegar. I use the cane vinegar with hot pepper jelly and olive oil to make salad dressing.

Your pictures are beautiful, Sharon. I'm enjoying them. I'm jealous :) but enjoying them! Paradise!

I couldn't open the ones on WFD either, but these links work fine.
