First of all, we have no way of knowing how much because of all the variables involved. It matters what part of the country you live in and size of city, rural area, county, etc.
If there are home builders in your vicinity contact a few and ask them questions. Find someone you know that has built in your area and get ideas from them. Visit your local lumber supply store and ask them questions about building in your area. Once you get a few "ball park figures" then you can get more specific. When asking about building a 4 bedroom home, there will be alot of "ways" to build that home and the price difference can be huge! You must know the extent of your "finishes"; high end appliances, granite countertops, hardwood flooring, marble flooring, lots of windows, varied roof line, heating and cooling, etc. All these can make your home more expensive. Anyway, good luck to you and maybe more people will respond!

I just briefly looked at those pics. I would suspect that house costs about $900k-$1M to build around here. That doesn't count the side screened porch or anything in it (outdoor kitchen/fountain). I doubt you would find a bank to lend you the money unless your business was super reliable and had 5 years of steady income.

In today's lending environment, it is very hard to get a loan of say $800k without a steady stream of income to support it. Your business might net you $500k a year but if isn't rock stable, the bank will balk. I would think you would need $500k or so as a down payment and at least $100k coming in annually to even talk to someone at a bank.

Now - cut back the plan and you can build a 4000 sq foot house for $400k + land. Then your $200k would be a reasonable down payment. Your income stream may not be reliable enough with your own business even at that more modest level.

And another thing. Your lots are 50 feet wide? That house plan is 50 feet wide - there are setbacks and it is drawn with a side load garage. You need at least 100 feet to make that work. And that house would be jammed even at 100 feet. It would look silly on most city lots.

omg!!!!!! we can only afford 400k with land which will cost 110 for a 70x120 lot.. any plan suggestions please??? Thank you all so kindly.. srry to sound like a dummy here... im in begining stages...

I found a page of house plans that if you number them left to right, house plans 6, 30, and 32 are probably the type of house that would be less expensive to build. Notice how the roof line is mostly one "level" instead of a combination of different "pitches"? Also, the "footprint" of the select homes are smaller but they are 2 and 3 levels. These are just an idea of how you could save money on building such a big home. I agree with david_cary the home you selected would cost a fortune to build almost anywhere in the US!!!

I live in the city so lots are generally between 33' and 50' wide by about 110' to 150' long. Most of the online plans do not accomodate such lot sizes. I scoured many of these sites and while very useful for ideas, ended up having a plan drawn to my specs.

I would look for a local architect or house designer that is familiar with local building codes and see what plans they have in their stockpile that suit your lots size then go from there.

When you say $400k is your max, be ready to spend much more. It's just how it goes especially during finishing stage. Retaining wall...boom, $3k. Lawn sprinkler system....boom, $4k. Garden shed...boom, $2k. It just keeps going.

There are certain line items you do not want to scrimp on (though overpaying doesn't necessarily net you a better job) and other big line items that can kill you (like flooring).

In most areas of the US this is a great time to buy an existing home, while it's an expensive time to start building one. If you do build, you need to plan to stay in that house for many years before you could hope to get your money out of it.

Your DH's sons will be out of high school in two and four years. How many bedrooms will you need for two kids?
