Final Inspection (CA code), punch lists and final payments?
Comments (6)In my experience, final inspections from the building department are sort of a non-event. The real inspections are the ones that were done while work was in progress and before walls and ceilings got closed up. The final inspection is usually just a check for any glaring problems (unlikely), to ensure that things like smoke detectors are in place and operating, and that energy conservation requirements are fulfilled. When it comes to your punch list, it's always a good idea to hold back some amount of your final payment until the items on your list are satified, but it's probably unreasonable to withhold the entire final payment. If you have a good working relationship with your GC, there's probably no reason to think that he'll skip out leaving you unhappy at the very end of the process. I've always found that the best way to deal with the punch list and any withheld payment is to simply discuss it with the contractor and find a number that you both find agreeable. Depending on the scope of the project, and unless there are a number of very large items on your punch list, $2,000 to $3,000 is probably in the ballpark -- but you'll probably have some sense on what you think is a fair number. Your contractor most likely will want to get things wrapped up quickly, too -- just so he can close his books on your project. Hope this helps. Comments (34)The circulation was what bothered me the most in the original plan. Oh, and those skewed closets by the mud, kind of like just to have skewed lines. The kitchen did not have enough counter space, kitchen was looking to small for this house. All I did was fine tuning what you already had. I see not need of 2 stairs that close to each other. There are options that I can suggest but that means to change the footprint, while this was traced above your plan, to scale. I see no problem with the master entry off the dining room. The master bath could be lay out in a different way as there is enough room. I squared off the master bath corner as the shape you had only will complicate the roof and make it more expensive. Having a refrigerator side view from the great room is not that nice but if you prefer to have the refrigerator next to the small pantry, it is ok. You may not need a bulkhead between kitchen and great room. The change of ceiling and height may be enough but the way the columns are placed, you can have a think bulkhead. Without columns, you can have arches similar to the ones in your pics. I did not detail a few things, like windows or some exterior doors.. Hope this helps....See MoreHouse Finally Done!!!

Comments (16)I wanted to follow up with what happened after I received and used your wise advice. I called back the store, and told the woman who had asked me to pay in advance that the invoice says payment is due in full upon delivery. Her response was, "It does? OK, pay at the delivery". That was the end of the discussion. Also, I think she might just not be very good at her job, or new, as Dragonflywings42 suggested. She had called me one week ago to ask if this Saturday would be a good day for delivery. I said yes, and she said "I will call you with the time window, whether it's morning or afternoon delivery, a couple days before Saturday". When I mentioned yesterday that I hadn't heard yet about the delivery time, she said "I thought we arranged for this Saturday?". I said, yes, but remember, you told me you were going to let me know whether the window was morning or afternoon. Her response was a moment of silence. Then "which one do you want?". I said afternoon. "OK." Sophie Wheeler - I think you are so much in attack mode for imagined possible issues that logic and common sense have been pushed aside. I have ordered several custom area rugs and carpets in my life, and never had to go to the store to pick them up. Most people don't have a car that would hold an area rug. The expectation with an expensive custom rug is that the customer will not be asked to haul it up the stairs and lay it on the floor themselves. In fact, that would be the expectation with a mass-manufactured rug bought at Home Depot or other box store or chain store. Not at a high-end neighborhood custom rug shop that's been in business for 80 years. Buyers remorse over color or size or “suitability” does not apply. How presumptuous you are Sophie.
