drywall install time estimate 3800 sq ft

Hello, we're building a 3800 square foot home up in NW Washington State. It is weather-tight now with roof, windows and doors installed. Wall insulation went in yesterday. Heating and ducting along with most electrical and rough plumbing.
I believe sheetrock ( drywall ) will be next and assuming no lack of labor or delay in materials, what is a typical install time for this size.
Our contractor is now estimating mid-December for completion but I suspect he is padding things a bit. I don't know if moisture or temperature plays a role in the remaining things to be done, but I suppose the furnace could be run if needed.
Remaining would be: sheetrock, ceiling/subfloor insulation, flooring, cabinets, trim and paint, rain gutters, exterior painting, ???

December would be optimistic. You don't even take the final field measures for a lot of the finish items until the drywall goes up because there can be so many changes through the framing phase. You're also forgetting finish plumbing and electrical, tiling in baths, landscaping, and a punch list for all of those things that get missed along the way. You've still got a long way to go. Dried in is at best 1/3 of a build. The more time consuming portion still remains.

So we have had two more guys out. One guy agrees with you all that we could probably get away with the 4 ton and offered to do the manual J to figure out heat loss. He also agreed that would likely work best if the playroom was sealed and if we were the type of people to keep the house continually cool and not try to cool it off from 85 to 70 all the time. The difference is only $400 and my husband is very reluctant to go that route. He's really concerned that the system won't work how it used to and doesn't want to risk it. His estimate for the 5 ton system is $5450 which seems more in line with what I was originally expecting. I mean the labor should be minimal. We're keeping the lines and the attic is a walk up with tons of space for the newer, larger units. He plans on using Ruud sp? equipment with a 10 year warranty. The other one hasn't given us the written quote yet. He did say that he recommends the 2-stage unit and was going to keep us at 5 tons. He's typically a commercial guy but came out as a favor to a friend. He says the job is as easy as it comes so it's no big deal to do for us. I'm expecting the quote to come in between 6-7. Oh and he wants to use York equipment with a 5 year warranty. I'm leaning toward the first guy but the second guy seemed really thorough. He didn't like how our ducts were long and kinked in one spot. He says you see "all sorts of stuff in the world of residential." We'll have to see what his quote says. I'm so confused :( All I know is first guy is out. Too shady.

I would NOT put hardwood floors in a basement. The flooring will buckle when laid on concrete. Find another floor material. Costs could be cut by using baseboard heat instead of AC/Heat vents. You don't need AC - it's in a basement and it will stay cool year around, even when VERY hot outside. I have to use a space heater in the summer when I'm in my semi-finished basement (with a carpeted floor) as it's so cold down there, when it might be 95 and miserably humid outside! I'd think about using pocket doors - perhaps with glass panes - to close off the various areas. Do be aware that finished basements often don't add much value to a house. Today's parents want their children where they can always see them, so the old basement playroom for children is a thing of the past. Do this only if it's important to YOU, not for re-sale value.

No VOC Engineered hardwoods at $5 / sq ft

OK... the "reality" for VOC free engineered hardwood is...there aren't any. Why not you ask? Because the GLUE they used to keep the layers STUCK together contains small amounts of VOC content. The factory finishes often have small traces of VOCs (some as low as 80g/L = super low) but they are still THERE. Which means you will need to change your search to LOW VOC content wood. Even the European produced engineered hardwoods have traces of VOC content. Only the SUPER HIGH END stuff out of Switzerland (which bothers the Germans to NO END!) will get you the "Zero" you are looking for. And they start at $10/sf....and that's for the ugly stuff. The beautiful wide plank European Oak stuff hits $15/sf without blinking. If you want NO VOC wood = solid unfinished hardwood. Done. You have your No VOC wood floor. A hardwax finish can be applied on site = NO VOC (Rubio Monocoat comes to mind). So...with your low budget, you may need to modify your requirements. You can get the look you want with LOW VOC criteria....but not the width or the long length (the link indicates "short" lengths of 2ft - 4ft lengths are the MAJORITY).Or you can get the look+length you want with an INCREASE in budget. Your limited budget means you must look at altering your requirements. I think LOW VOC is the start. Then the width of the product needs to change. And you will need to accept the shorter lengths. But the easiest thing to do is to increase the budget. A 3500sf install is no small feat. This is a SIGNIFICANT amount of flooring. It is the surface that will take the MOST abuse! A budget of $28K for 3500sf is too lean. I would prefer to see $35K for 3500sf of flooring. That's a better price point. It will get you MUCH closer to where you want to be. Going "cheap" on flooring is like going cheap on roofing. It isn't worth it in the end. If the wood in the link is still available....I suggest you find contact the manufacturer/seller and get your order in. It looks to be a decent product for a decent price. But most likely made in China.

Time totally depends on the number of workers on each job. Paint first, flooring next, trim last. Painting time depends on prep work necessary, whether the trim is removed/painted separately, and what kind of paint on walls and what kind on trim. Since the floors will be replaced/carpeted, removing the base molding is necessary(wood flooring) and can be a good idea if painted(carpeted flooring). One trim guy to remove/paint/reinstall trim/fill nail holes/touch up would take a minimum of 7-10 days total, with time between the removal/reinstall for carpeting/wood flooring. If door trim is included, add three more days minimum. Wall painting is two guys with minimum prep means about three rooms a day by hand(roller and cut in brushing). Spraying means taping/covering non painted surfaces, needs a couple days for just that process. Actual spraying can be done in less than two days(one coat) unless there are color changes, which adds a couple of hours for each change. Might run the complete job to four days. Carpeting time depends on the prep needed. Any flooring removal adds days, depending on the flooring needed to be removed/repaired. Two guys can do pad and carpet on the second floor in two days. Three max. More than three days means they are not experienced. Hardwood flooring takes much longer, again depending on the prep necessary and the number of workers. And the type/width of the planks. Wider planks take less time. Four workers might need a week to ten days for the install, three to six days sanding/staining(depending on the equipment). Finishing depends completely on the type and brand of the finish. But, 4-7 days. So, a week to ten days for painting, flooring can be done simultaneously. Then three days for carpet, two weeks for the hardwood(second floor trim can be reinstalled during that time if the trim guy can get all the trim upstairs and stay out of the way of the hardwood installers. Then another week for finishing/walk time for the finish. That is a total time of two weeks for paint prep and painting. Three days for carpeting, two weeks for hardwood, and a week for the finish to cure for stocking foot traffic. Most hardwood finishes need cure time before furniture/traffic. That can be up to more than a week. You can figure on at least 45 days to be safe, if everything happens without gotchas.

Thanks LiveWire Oak. What landscaping can be done during the winter has been done ( we planted grass ). We're in a water source watershed so can't touch the dirt until June. The Ikea cabinets are already stored on site along with all faucets, sinks, light fixtures and appliances. But I was mainly looking for an estimate on drywall installation. All electrical outlets are in as far as you can do that before drywall. Heating ducts have been run and plumbing up to the point of install toilets, sinks and faucets, etc.

We're in a very similar spot as you. Our house is about 3800 square feet and they've just about finished rough electrical and plumbing. Wall insulation will begin shortly and then drywall. Our house is all brick and I would say they're not quite half way done with that. Our builder has told us that the drywall itself will take 3-4 weeks, if that is mainly what you're asking about. We're still looking for a finish date in February.

How chopped-up is the interior? If you have lots of short walls, niches, and slanty things, it takes longer than if you have larger areas with minimal fiddly detail work.

I'd say the walls are somewhat complicated, not just big rectangles in some spots. First floor layout shown.

our drywall for 5600 finished sq ft plus 3 garages took less than 2 weeks. More like 1.5 weeks.

For about 2000 sf with 11 ft ceilings in the big room blueboard and plaster took less than a week.

We had a crew of 6 guys, maybe 8 and they took 2 weeks or so for a smaller house. We are estimating finishing in Dec. and we are working on finish work, flooring, and trim. Some builders are fast though and mine is incredibly slow. You will likely want to run the furnace to dry out the drywall and also for cabinets and flooring if you are using wood. Trim needs heat and humidity control too.

Typical? Depends on how you roll.

Slapping up the drywall fast is one thing. It's the taping and sanding that takes time. One place I gave the painters the go-ahead twice. Each time, they said, "not until it's finished better, otherwise you'll blame us." Two weeks of "delay" beats perpetual irritation.

I couldn't even make the deadline on one of my own homes. Moved in with no kitchen in place!
