2850 sq ft house needs new AC system

Hello everyone! I'm hoping you all can help me determine what I need and what a fair price range is. I had one estimate so far and am waiting for a few more.

First of all, my house is 20 years old with the original central air system. The heating system is separate (forced hot water-gas). The air handler is in our walk up attic and the condenser is on the shady side of the house covered by a small forest (protected wetlands). Of course the thing blew up on the hottest day of the year and cannot be fixed. Since it's so old (DR-22 I think it's called), we need a new upstairs coil too. The current unit is 5 tons. It cooled the house just fine. The only ripple is that we have a bonus room over the garage that's roughly 450 sq ft. We are only in there a few hours a day and usually just shut that room's vents because the system seems to operate better when that room is not connected.

Our first estimate quotes us a price of 7800 for a new 13 SEER, TRANE, 2 stage condenser and coil w/handler and pan with new tubing. He also recommended sealing off the ducts to the bonus room and putting in a ductless system (not included in the price....extra $3800 if we want that). We told him to skip that because it's working fine as is. We may just seal if off some day and put in a window unit for the light use it gets (it's our kids playroom and we're outside or somewhere else most of the day this time of year).

I hope I gave enough info for anyone to have an opinion. Oh we live in Massachusetts so humidity is a problem and SEER rating isn't as important for our short cooling season. We are also getting brand new insulation in the attic next week (we had a mold issue) through the energy efficient government program and it should be tightly insulated after that.
