Question about contractor progress payments

We will soon be signing a contract for work to begin next year for an addition to our master bedroom that will include a remodel of that room as well as a new bathroom and closet. The contract specifies 10% down, which seems fair and reasonable. The next payment, however is a very large chunk that is equivilent to 1/3 of the price of the job, which is to be paid "when material is delivered and labor begins". The balance is broken down into nine additional, smaller progress payments and these seem reasonable also. I am just wondering if it is normal for a contractor to want 1/3 right at the beginning. It seems like a lot. Can someone tell me if it is normal and reasonable to ask for that much money as a first payment? I am in the northeast (Long Island) if that makes any difference. Thanks!
