It sounds like things are really crazy for your right now, but focus on how incredibly blessed you are that you do have offers coming in for your current home. In this economic environment, that is HUGE.

I'm in a similar situation. We are at the tail end of our Owner/builder construction and I haven't even put my house on the market yet.

Trying to keep both children busy with summer activities, working on painting interior trim and painting light fixtures (because I got such a great deal, but wrong color). BTW electrician is coming today and I am still waiting for 10 fixtures to arrive (haven't broke the news to him yet).

In the midst of all of this I decided that it would be a 'good time' to get my Real Estate license and pursue a new career.

So the reason my house is not on the market yet (besides the fact that 3 of my neighbors were foreclosed on) is I don't have the energy to actually keep the house clean enough to show.

Keeping my fingers crossed that you recieve and accept a great offer.

Please don't complain. If you have had your house on for just a week or two and you have four offers coming in you should feel lucky. I know the stress of working on a new one and trying to get the old one ready and keep it clean and load up and leave but we are doing all the interior work on our new one ourselves so that adds more stress yet. I wish I could pick things out and then go back and make sure someone else getting the work done to our satisfaction instead of busting our butts to get supper done so we can go out and work till midnight every night.
Thank goodness our kids are grown and we don't have to run them places. Every once in awhile one of the boys will help us but they have young children too and we don't expect them to take time away from their families for our house.

Where we live, the market isn't so bad. We bought this home in the "right" neighborhood a couple of years ago and knew it would sell quick, when/if we got ready to build.

I can't believe I didn't think of how much work this was going to be beforehand. The only thing I have picked out was the granite I was using everywhere; Kitchen, bathrooms and utility room. That was huge for me. Now, I need to match everything up to that. I love doing things like that, but, I like to have the time to do it. DS starts school next month, so that will help, so I can concentrate on those things.

Hey, Jenn, you better get busy!! LOL! I guess you are more busy than I. I am not one of those people that can accomplish all that, good for you! Sounds like you are much further ahead in building your house than we are-must be nice.

ellied, we are so tired of eating out. Met with realtor this morning and accepted an offer. Hopefully, we won't have to show it anymore and we can cook and won't have to worry about food smells and the kitchen being spotless.

Now, I am off to get 2 lintels(sp?) for the bricklayer that somehow was left off the order...

olliesmom-I'm not so sure I can accomplish all of it, I'm just flying by the seat of my pants.

It is nice to be at the point we are, but I neglected to mention that we are almost 17 months into this project. Started clearing the land 2/07, foundation 9/07, framing 11/07.

We missed my deadline of being in the house by 6/08.

My DH's response, when asked when the move in date is, has always been "2008" So according to his schedule we are right on track.

I understand completely how you feel. We are in the process of building(framing has started) and I am frantically trying to get this house ready to put on the market.

During the day I am carting 2 young children to various activities, meeting with cabinet, plumbing and lighting companies and trying to sort and clean 10 years worth of clutter. I then stay up almost every night until 1 or 2 trying to research interior finish choices, appliances, etc.

My husband is the contractor and has been having to do some traveling during the week. He is too busy to deal with all the small details so has put me in charge of most of the interior decisions. I feel like a walking zombie, but I am so afraid that we will miss our window of opportunity if we don't get this place listed soon. At the same time, we are building our dream home and I don't want to mess it up.

My only hope is that once listed it will sell quickly. Trying to keep it looking perfect for too long might send me over the edge!

Olliesmom, if you don't mind me asking, do you have any pricing or selling advice? It sounds like whatever you did was right.

sm1295, I think timing is key. We were trying to stay in it until ours was built, around October 1, but, since it looks like it is going to be more around December 1, we decided to get it on the market now before school starts for people moving into the neighborhood. We didn't want it to be on the market around the holidays.

A lot of why our house sold quickly is the neighborhood and school is "the one" people want in town. And, it has some REALLY nice homes and ours is a smaller one with great curb appeal and since it is smaller, a smaller price. It is a very traditonal house and we keep the grass and landscaping in great condition. The inside is very charming and I do have some nice furniture and decorating, if I say-so myself. LOL! I keep all the windows clean, house clean and lots of lights on while they show it. To be honest, it's just one of those houses that people have always commented on when I was outside watering flowers or playing my my DS. So, I can't take a lot of the credit. Only, in buying it in the first place. It had 2 contingency contracts on it when we bought it (For Sale by Owner) so, we knew it should sell easily when we got ready to sell.

You should see my house today! I haven't even made the beds, because my DS got to sleep in and enjoy his morning. I am taking advantage of no showings today!
