Help with location of first floor guest bedroom and bath

Hi,

We are designing the layout of a new home that will be a 4 bedroom 2 story with the master bedroom and bath on the first floor as well as a guest bedroom and bath on the first floor. There will be 2 bedrooms and baths upstairs plus a game room.

What do you think of putting the guest bedroom/bath on the same side of the house as the master suite area? (I would like to pull our garages closer to our kitchen on our current layout plan and this would let us do that.) I know it is normally not done but if we separate the halls to the guest area from the hall to the master, I think it would be okay. Also I am not a fan of putting the guest room back behind the kitchen near the garage as the builders do in this area.

Any thoughts??

Wow, that sounds just like our house I am designing. I put our guest bedroom and bath downstairs on the same side as our master bedroom. I think it's a good idea to have it downstairs since our only other two bedrooms are upstairs. Guests may prefer not to haul luggage up stairs and they are close to the kitchen, older guests may not be able to handle stairs, and there's a good chance my snoring DH may up end there and then we call it a second "master suite" (LOL) Also, for resale, I'm thinking the room could double as a nice size nursery or small child's room, so it would be nice to have it on the same side as the master.

I think the points deanie made make sense, for my own personal opinion..anyone who is welcome to stay overnight in my home is welcome to be on the same side of the house too. :)

In a house with three floors that you will be using--basement, ground floor, second floor--it would seem odd to me to have three bathrooms all on the same floor. I house sat all through grad school and twice lived in houses where the bathroom wasn't on the same floor as the bedroom I was sleeping in. It wasn't horrendous, but I'd never buy a place with that setup. If you needed the bathroom in the middle of the night, it wasn't a matter of stumbling a few feet down the hall. You had to turn on a lot of lights and navigate the stairs both ways. It woke me up completely and made it difficult to get back to sleep. And having to shower on a different floor was weird, even though I was the only person in the house. It just seemed like a lot of time was wasted running up and down stairs in various degrees of being dressed, instead of being able to slip easily into the bathroom down the hall. You're going to have an overabundance of bathrooms on one floor, taking up floor space, and nothing on the the other two floors. I'd vote for at least a powder room on the second floor, with a shower being even better. If you are thinking of resale value in the future, a bathroom on the second floor would be an asset. I guess it depends on how often you think people will be staying in the second floor bedroom and for how long. A night or two? Easy enough to make-do. A week or more? More of a problem. And what is the make up of the extended family? If there are a lot of kids and you are hoping to corral them in the rec room when the house is full, a bathroom down there would stop a lot of traffic up and down stairs. Of course, it would also allow the kids to make water balloons unsupervised, so you have to pick your battles . . . .

SW Sea Salt is a beautiful and restful color- allow IT to shine, not become a backdrop for a bright patterned bed-in-the-bag set. Make the room fell larger by drawing the eye to the entire room, not a narrow focus to the patterned bed. I'd choose a hotel look-white duvet!, as it will not limit your other choices in the room (Pillows, wall art, drapes, rug? ). Add contrast to the cool blue green gray of sea salt with warmer or dark wood tones... An old design rule- every room needs a bit of black- - think curtain rod or darker night stands (new or painted dark) Darker nightstands look gender neutral, whereas white nightstands will lean feminine. Mirrored or silver nightstands only offer one look-glam feminine.. Add some light reflective shimmer- silver metallic lamps (or Mercury glass) Below pic shows an accent mirror above and between he beds. M B, I almost wrote the same thing earlier this morning about the narrow lot comment. A 100 ft wide house likely sits on a 120 ft or 130 ft lot, which is pretty generous considering the typical suburban lot around here. We live on a 136 ft wide lot, and granted our house is only 65 feet wide, but on the driveway side there is enough space between our house and our neighbor to squeeze in another house! Our last house was on a 50 ft wide corner lot, meaning we had a 15 ft setback on the side street (and 5 ft setback on the other side lot line). Now that is narrow! One challenge for any plan is going to be balancing the 3 stall front facing garage with the rest of the house. Ideally the garage is setback at least slightly from the main body of the house. But if a plan like the one that the builder provided had another garage stall added, it would really start to set the house out of balance. Better to be designing with the 3 stall garage in mind from the start.

A coffee table on rollers would be ideal. Since you only need 18” from sofa to table a round would work nicely in the space. Measure to determine table size. Put painter blue tape on floor to depict size of sofa, chair(s) then see what space is left in middle area. You have a lovely home for sure so can’t go too wrong. 😊

Sounds just like the directions we gave to the Architect. We said we wanted the 2nd bed downstairs separated from the master as in privacy, but not too far away in case we'd ever want to use it as a nursery.

We are doing it so we can have eldery parents visiting as well as having a nursery downstairs if we ever have children.

We also wanted it in the general area of the master for zoning the AC into bedrooms vs. living areas.

Can you put the master closet and guest room closet between the two bedrooms as a buffer?

Have you considered making the hall to the guest room larger for a library space? The guest room could also be a study for the next owners if you decide to sell. It might make a cozy seating area to curl up with a book.

A library area would be a great noise buffer.

Wow, I really appreciate the speedy responses here! I am so glad my husband and I are not the only ones who think having the first floor guest room on the same side of the house as the master is not nuts!! The realtors in this market (Dallas and suburbs) are so adamant about these being totally separated.

But I agree that this is a benefit when it comes to resale if someone wants a nursery close to their master. I feel like printing out all your comments and showing them to my builder and architect because I just know they will throw a hissy fit when I mention we want to move the guest bedroom.

We definitely will put the guest bedroom's closet and bath, and the master bath and closet in between the master and guest rooms to provide buffering and privacy. Actually, my husband plans on using the room as an exercise room anyway (we have no kids) so it will be better for him to have it close to the master.

IF anyone else wants to chime in with an opinion or idea to make this work, please do so!

I did this, too: a first floor master for my mother, and the main floor guest room is just a few feet away. If she ever needs a live in care taker, they will be close at hand.

Would be just as valid for a young family, too: the kiddies could be near when small, then graduate to an upstairs room when they [and the parents] need more privacy.
