some disturbing info now shower is torn out

My contractor pulled all the old tile out of the shower stall in our master bath--we thought he might find mold because some of the grout was failing

but he found that the people who build the shower initially (20+ yrs old) did not do anything right

the floor drain is about 2-3 inches higher than the slab so there was water pooling at the bottom under the tile all these years...

the bottom 2x4s were rotten from water and will have to be replaced--there was no proper corner bracing and about 4 layers of sheetrock in some places to even the wall spacing

we can see the brick wall of the exterior once the fiberglass insulation was taken out because there were termites in there and they ate the wallboard or whatever the builder used...

he did not properly seal-off the exterior of the house before putting up the brick exterior--there some type of wallboard with a metallic film-but not plywood

it is just really messed up

and now we are thinking what is behind the sheetrock in the other rooms of the house--

although this house was built so long ago--it was done in a city and there were supposed to be inspectors checking the building stages...

we had been treated for termites before but did not realize they were in that part of the house...we have contract with Orkin and they come out each year and reinspect--

would they be responsible for the extra costs to rebuild the shower after this long a time
