No you are not nosey...we all put our lives out on this forum and its easy to wonder about folks when they haven't posted on a topic.

Truth be told I "thought" I may have had some good news to report. I was told there was a couple who was going to make an offer on our house. Told we were one of 3 they were considering, but alas, we've heard nothing in over 2 weeks.
Our realtor called the buyers realtor and was told we were still in the running but the couple wanted to see a few more houses before they make an offer. Drats.
Then just this week we showed the house to another couple who were just over the moon about the house!! They loved just about everything about it, gushed over the porches, the garage, the kitchen, even the fact that we have more parking!! As they were leaving I plainly heard the lady say she didn't like the house she LOVED the house. She then turned around and shook my hand again and said we'd be hearing from them again (i guess she wears the pants in the family LOL).
So again we wait to hear something.

On the other end we are working with a different realtor. Its a state thing...most agents in Philly are not licensed in NJ...anyhoo, she is terrific! She sends us trend reports on houses about 2 times a week. Still I have my heart set on the New Jesrey rancher with the huge yard and I haven't rulld out the rancher with the oil tank issues.
There are just so many that fit our criteria in our target area that I know once my house sells we'll have no trouble choosing one.

We still have 2 months contract with our current realtor and we'll have to decide if we want to re-list with him.
I feel he is doing a pretty good job...I mean with the exception of the holidays we've had showings about every week so he is getting people to come and look but so far no offers. My only complaint was been his communications with us. He's slow to touch base with us and I feel we seem to be the ones doing most of the calling. He is always there to take our calls and answer questions but it would be nice if he would call or even stop by...I mean who knows, maybe we are doing something wrong here??

All in all its very frustrating and I feel drained.

I had hoped to be in place in my new home by now...planning my garden, orgainizing the kitchen, picking paint colors ect...but no luck.

Many days I feel disgusted with the process and its getting hard to keep the faith 8-(

I am hoping and praying this couple make an offer but as the days wear on, I have much doubt.

Cheers!

Susie,

Chin up, girl. There's a buyer out there somewhere for your house. Have you considered posting your listing on the Home Buying/Selling Forum? There's a lot of professional experienced people over there including realtors, investors, appraisers, lenders, & insurance people with decades of combined experience in buying/selling real estate. The forum has a pretty good track record of assisting people to sell their homes as well as negotiating the purchase of the new house. There are some people here on the CF that participate in both areas including myself. I'm reluctant here though to open the type dialogue prevalent on the other forum. If you're open to suggestions...might want to check it out. Fair warning though...it's a blunt exchange of ideas. The first thing you'll be told is to let go emotionally & approach the sale of your home as a business negotiation. That's harder for some people than others. If you want to get that house sold though...give us a try...maybe, we can help.

Informal house hunting in Philly this weekend

I just returned from a weekend in Philly. We drove to Gladwyne and saw that house #1 (aka "money pit") is under contract. From the outside, it looks dated and neglected, but I expected that. Than we drove around and also looked at Limberlost lane where Ded mentioned a house might come on the market in Feb. Very nice homes there. We than drove to Wayne to the second house I linked, on Thomas Jefferson Rd. (the one with the stream in the back.) Well, it isn't a stream, more like a not so small pond with outlets on both sides. and the back yard dropped off precipitously. But the biggest problem is that there is the white noise of highways in the background there. I cant do that. That was in the Glen Hardie section. We drove around to see a bunch of other homes (drive by). What I know now is that I don't mind being further from downtown as the roads further out are beautiful and many more trees. Lots of cul-du-sacs, (a plus) but lots of houses either perched on high driveways or at the bottom of a steep hill. I don't want either of those. I found myself drawn more and more to the stuccoed center hall colonials, followed by stone and brick. We grabbed a quick bite in Wayne and walked around the downtown for a little bit. I think we are ruling out Ardmore and Gladwyne. Both are beautiful towns, but my dh works in KOP and has been doing giant commutes forever. I think it would be nice for him to be able to cut his commute in half or more. It also makes it easier to concentrate on one general area. (Wayne is huge, encompassing 5 zip codes!) I'm haunting realtor.com these days but I also know we're still on the early side of the search. Thanks for all your help. Jo

I keep looking for jobs at Dalhousie and Acadia, although the cold snap here makes me question this for both Canada and Scandinavia. Yeah, don't think I'd be buying this either but I love it.

Crazy to apply for mortgages / house hunt during Covid-19?

I had a great conversation with my bank today, through whom we hold our current mortgage, and with whom we will apply for this one. They said a letter of pre approval is good for 120 days. The banker said it is very easy to get it extended thereafter, they would just need to recheck our credit scores, and that there would be no more paperwork that we have to submit for the renewal of an additional 120 days. She mentioned having a client who is now on her fourth renewal! The banker encouraged us to get pre-approval for a higher amount that what we are looking for because she is confident we will qualify and it is obviously much easier to get a montage for a smaller amount than the pre-approval, but a lot of last minute work to apply for a montage that is higher. She sent me all of the paperwork to get started and said they would all be working from home next week if I had any questions. She said the biggest hiccup she sees now in the buying process is getting appraisers out to a property. But that is quite far down the road for us. I'm glad to have something positive to focus on by getting all of our paperwork together. I'm sure it might take longer than usual to get verification of whatever we may need from employers as HR departments seem quite slammed with organizing work from home capacities. Lindee Lee, I'm sorry for your Tenant and in turn for you too. I hope there is a lot of government support and forgiveness for both renters and landlords who need their rent checks. I just looked at the financial support net that England is rolling out. It is enviable and will keep their economy in much better shape.

House Hunting... Any Advice?

The kitchen will look much, much better with the wallpaper and "accessories" removed. As far as the wainscoting on steroids, that's up to you whether or not you want to keep it. If so, I'd paint it all the same color(s) as the walls, assuming you repaint. When we bought this house, it had a lot of wainscoting - a traditional look that I call "green walls with pictures of pheasants." I had all of the wainscoting removed (neighbors immediately shocked) and walls, trim, baseboards, doors painted my standard white. Also removed the wacky sconces marching up the stair wall, the heavy damask fabric-on-wood window valances, etc. Luckily we had this all done while it was empty and before we moved in so easy peasy fast. I'm not sure if I would call yours "wainscoting;" it's more like pieces of wood framing gone wild. I admit I'm biased because I don't like any type of wall accent like that but I would have it removed. Or, you could do like my neighbor across the street and have each little box filled in with wallpaper that matches the draperies (not really, j/k). Must have cost a fortune but oh my that house was on the market for quite some time; it was quite over the top. Taking a deep breath and being quiet now. I'll just say that what I can see of the kitchen looks very nice; I am a big fan of dark cabinets. The rest of the house appears to be in very nice condition; it's just traditional which is not my thing but I can appreciate nicely done styles. Although that wall stuff needs to go, lol.

Oh Susie, someone will come along to buy your house. One house on my street was sold without a realtor in a couple of months for a very nice price. Another has been listed for quite awhile and still no buyer. Who knows? All I know is that they all sell eventually. As you know, Philadelphia's market has not been hit as hard as other parts of the nation. Good luck.

Susie, thanks for posting, sorry it's not more positive - there are few things more draining and stressful than selling and buying a home -- hang in there, the right one is coming down the road!
