Oops. Meant DH not DL. But maybe when everything is said and done someone will end up on the DL. LOL!

So with your changes, the only tub is in the kids jack and jill bathroom?? I know we just had this discussion whether it hurts resale not to have a master tub. Some didn't think it was needed, but I found that to be a negative. How are you entering the laundryroom on your redraw? On the original, I didn't like how that room is so visible from the entry. I also would prefer more of a mudroom or landing area when you walk into the house from the garage. I think the room sizes are okay.

My pet peeve: There's no sink and toilet near the family entry (garage). Further, *everybody* marches through the kitchen! And, it's an interior kitchen (no windows).

That's a small laundry room; no daylight; odd position near the public rooms. (You mention removing a tub -- leaving this a half bath?)

Will you use the DR? I dislike the 'furniture showroom' effect: "Welcome to our home. On your right, observe our dining room furniture."

Are your children old enough to play unsupervised...in the basement? There's no other space.

One little coat closet buried deep inside the house. How big is your family? Should be one at both the main and garage entraces.

Laundry room is buried. Doesn't look like you will be able to vent the dryer properly. In any event, your dryer bills will be higher due to the long duct run.

Garage is too narrow to enter and exit vehicles with ease if you park a couple of mid to larger sized cars or trucks in there. Garage has no exterior man door.

Kitchen will be dark, especially if the great room is on the north side of the house. Angled sink causes the open dishwasher door to block the RH sink cabinet door. You probably won't be able to reach all the way to the corner behind the sink, unless you are very tall. You might have to walk around to the other side to wipe down that area.

Overall, I dislike this particular plan. I also think the front elevation is ugly.

Lindybarts- I agree with you about the a mud room. We moved the garage wall so it is 3 feet wider and plan on having a landing into the garage as a mudroom. Thank you for posting the plan.
Froghopper- I am not in love with the sink in the corner. My GC said it shouldn't be a problem moving it as we get closer to ordering cabinets. I'm not worried about it being dark because we took out the fireplace and instead we
are going to have a wall of windows that overlook the valley
below. The back of the home is what you will see as you drive in. We changed the rear elevation on the back so it will match the front of the home. Also we plan on having a double slider X00X so we can have that outdoor indoor feeling in the living room. We also wanted to have guest walk into the home and see all the way through to the back and the city view below. We did add skylights in the foyer.
Chisue- We took out the tub but left a shower. With 3 young kids I would love to have a showroom for a living area but that will never happen. LOL. We currently do not have a room designated a play area and it hasn't been a problem. They go outside with their friends or they play in the house. I've never really understood having a designated are for kids. My DH and I grew up on farms (different towns) and our designated area was whatever sounded like an adventure. The kids will have plenty of goats, sheep and whatever else they can find to play with.
Also, we moved the toilet in the master to the other side and elongated the laundry room and set it back a little so it's not so visible. I would love to post our plan. Does anybody know how? I don't have a scanner. Again, than you for all the wonderful comments. Amy

Amy -- Don't your kids (and DH) come in dirty and in need of a toilet and a sink? That's what I meant about wanting a powder room near the garage entry. The toilet in our back hall gets a lot of use.

We had a home with a LR and FR open to one another. There was no place for children to play indoors when we had guests -- or when DH and I wanted some peace. You have this space labeled "DR". I thought it might be better used as something else, or the square footage put back into the mix and used differently. (For all I know you use the DR every night!)

We will have a sink in the garage to wash up. You are right about the dining room. It probably will be more of a computer room/tv room for the kids and their friends.
Please take a look at the link below it has the actual house plan on it. I'm open to all suggestions. BTW our basement is going to be unfinished. Our taxes are so high in NorCal our school taxes seem to be one of the highest. It's $3.75 sqft for all new buildings. They raised it to $4.15 but we had our house plans in with the city before the rate increase. That's not including all the city and sewer taxes. We don't want to be taxed on the 3600sqft. We are actually closer to Oregon that San Francisco but it seems prices skyrocketed everywhere.
