One of the greatest pleasures in growing sansevierias is the ease in which they can be pollinated and make seed. One must learn how to store pollen, as flowering cycles do not always coincide to have two plants in flower at the same time. Saving pollen is mainly the process of storing in cold storage with some anhydrous material (the package in some cookies and candies that say-do not eat) will do the trick. Store the pollen in small medicine bottles or even waxed paper stored in zip lock bags frozen. I have kept pollen viable for about a year. Most of the species pollinate freely. Some never make seeds. I find that the laurentii group is the most reluctant group to make seeds. They do pollinate well but rarely are seeds produced. A laurentii x dessertii cross has been documented to create a plant high in fiber. This cross has been made by the USDA for the dying rope-sisal industry. A variegated form of this hybrid is also around and grows easily, especially for a rope making plant!

centralcal how did existing 3 1/2 ton system perform as far as cooling? only a correctly performed load calculation will determine your size. it sounds like your ductwork needs modification especially your returns. I don't like the idea of using drywall for returns. this should be corrected. In fact, your complete ductwork system should be evaluated and perhaps replaced altogether. as to the Bryant 577, this package unit comes with aluminum heat exchanger with an upgrade to the stainless steel. I would opt for the StSt model. The 577 while having a high eff blower motor is not var speed which is preferred. Not a deal breaker if summer humidity is not a factor for your area/climate. I would also recommend the tin plated evap coil. I believe the gas heat is single stage-I prefer a two stg model. I will not comment on the Amana/Goodman. Quotes should include a new refrigerant lineset and good programmable stat. IMO Good Luck!

After what I went through, I wouldn't trust anyone anymore who hasn't been in business at least for several years if not more, before the recession. They currently have a $700k house for sale where the client failed to get financing to close at the end of the build and the builder ended up with the house. They must have lost a ton of money to that and the builder probably only has to sell for 80% of the original construction cost to still make their profit. And here I'd wonder why the client didn't get financing. Is it because they built more than they thought they could afford or did the builder put more into the build and then tell them, it's not $500k but $700k, proving my question above? Deposit is due to hold lot at contract signing, prior to compiling drawings and making selections. If you own the lot, why do you have to put down a deposit to hold the lot? Earnest money equal to the construction loan down payment is due process to start of construction. In my neck of the woods, it's a straight 10% of the loan amount. Nothing more. Nothing less and it must be held in escrow by the builder until the build is finished. Selections are completed in a six to seven week period following commencement of the contract. Contractor will make selections for anything not selected in this time. Increase in purchase price will be paid at time of selection. So even before you have a finalized floor plan you have to make selections? Increases to purchase price for changes made during construction shall be paid for immediately. Contractor reserves right to agree to changes. What does that even mean? Purchaser will pay property taxes and loan interest during construction. If you no longer own the land because he supposedly owns it, why are you paying property taxes and loan interest on it? Contractor shall have the right to substitute materials of equivalent of quality, utility or color without change to purchase price or approval. So you want a black roof but his guy says I have a brown roof that I can get you for cheaper. It's the exact same company, quality etc but it's cheaper because no one wants brown anymore. Now you're stuck with a brown roof? Really? and without having to get you to sign off on it? Contractor reserves right to make minor changes to plan, specifications, and selections to accommodate structure and mechanical, comply with codes, ordinances, or inspections, or to beautify the community. What does minor constitute? Purchasers are allowed to inspect the property during construction at their own risk. Punch list is to be compiled by Purchaser just prior to closing. Contractor has 30 days after closing to make a reasonable effort to correct punch list items. No money shall be held back for punch list items. What? No money held back? So he gets paid, decides he's made a reasonable effort and you're stuck with crappy finishes, etc? If the purchaser defaults of the agreement they forfeit earnest money and all costs paid to date. If the contractor defaults on agreement, purchaser shall repair and replace the defects without rights to collect damages in excess of the costs of construction. I wouldn't even walk away from this scam artist. I'd RUN. As fast as I could.
