Comments (18)Todd, do you see much tornado danger where you plan to build? That would make a difference in my decision. Since you already own the lot, suggesting a side slope won't help you. That's what we have (& have had before) and it's one thing we still really like about this house. It provides us with direct access to a large level backyard from the kitchen/hearth room and living room. The lot slopes at one side and there are multiple french doors and a window in one end of the basement, and the windowless portion houses the home theater. While you're not concerned about resale in the near future, you might still want to talk to some RE agents about how basements are valued in your area. Here finished basements appraise for loans at about 1/2 the value of above grade space, even with comparable finishes. However, some RE agents told us that many of their buyers prefer unfinished basements for the extra storage and that our previous homes' basements would not add much to their resale value. If you intend to age-in-place, I'd suggest you keep the direct access from the main floor instead of building an elevated deck. You can always install an elevator inside, but you can't do much about those outside stairs if you or your spouse develop mobility problems....See MoreThe realtor calls it a walk-out basement....
Comments (19)I always see "daylight basement" and "walkout basement" used as interchangeable terms. Because of this, I think the expectation by most people will be that there is a normal-sized door to the outside, and larger-than-typical windows in the basement. This is how my walkout basement is set up, and it creates a number of possibilities which would be appealing to buyers. We can finish off a bedroom, we can finish off other rooms which will have a lot of natural light, we can create a patio directly outside the basement door, etc.. Right now we use the basement entrance all the time to directly access the back yard. MAYBE your realtor can technically call it a walkout basement, but as others have mentioned, it won't meet the expectations of most people. Comments (14)And please post when you do get the plans so we can see. We're all house junkies on this forum. (For example, one of my favorite things to do is go on Sunday's to look at open houses and I bet I'm not the only one!) I can't speak for how to interview or questions to ask, but can suggest some things once you've narrowed it down to the "one". Start putting together pictures of homes you like, rooms you like, etc. The more research you do like that, and you'll start to see patterns in what you like. Put a list together of MUST HAVES for your home. Put together a second list of wish to haves and a third list of I'm dreaming but wouldn't it be nice because you never know when a good architect or designer can add in your dream wishes too. If you must have certain rooms near one another, spell that out roughly. As I said, I wanted the view from my great room/master/dining room/DH's study to be my pool and back yard and I wanted my rooms to create a backyard courtyard feel. I also wanted my laundry near my bedroom but didn't need a laundry room. Have your budget in mind. Know your priorities. It's obvious that you're not looking for a large house. Do you want to be able to have more details like crown moldings, wainscoting, etc? One thing though is DO put that garage in now. The cost really is minimal. :) Best of luck.
