First floor plan - opinions please

Hi All,

We are knocking down a ranch and turning it into a colonial .... pretty much set with the second floor plan but wanted to show our first floor plan for comments and opinions .....

The existing home is the dashed line through the kitchen.

The kitchen has been revised, just have not incorporated it into the plan as of yet. Sink will be by the window where the range is drawn; pantry size reduced, range will be on wall with fridge and wall oven. We will have a sink in the center island as well.

The guest room, not a full tub, will do a shower only.

Some concerns:

1) Family room is long and narrow - over an existing basement for an addition, don't want to/can't extend the foundation. Was thinking about losing some windows and putting built ins around fireplace for TV etc. Also thinking of built ins by windows, can put cushions on top, seating areas with storage underneath. Thoughts on how to best utilize family room would be appreciated!

2) Since its a relatively open plan, right now thinking of hardwood throughout entire first floor. Would like a marble/tile entry foyer, but afraid it will not look good going from tile to wood. Almost definitely going for wood in the kitchen.

Any ideas would be appreciated. Want the first floor to be open, focal point the kitchen...

Looks like a nice plan. Definitely post on the kitchens forum too for advice on the kitchen layout. If/when you do, post an image with dimensions so people can tell if your aisles will be adequate, etc.

I would definitely NOT put your range on the same wall as the fridge/ovens (if that is the wall that is the backside of the LR. You do not want your main walkway to be where you have to stand while cooking, or where hot pots will be. Keep it against one of the "L" counters. The kitchen forum should be able to help you with this.

As I remember, the fireplace isn't there yet, right?
Any chance of you moving it to one end or the other; or between LR and FR to share both spaces? Your long FR is better off as 2 separate/open living areas than one centered where it is.

If you are unhappy with long and skinny FR, but don't want/can't expand the foundation (understandable), can you simply bump it out/cantilever space out? Or, are you running into set backs?

I like option 2 as well. I think with the two different materials (stone and horizontal siding), adding a third will make it too busy. Also, it would draw attention to the garage which most of us try to hide :). I would also ask your architect/designer about the eave returns on the front of the garage. It looks like what some of the Getting your House Right books call lamb chop or something like that! I would prefer a flush eave on the front of the garage - something like this. Without dimensions on the plans, it is difficult to tell exactly how big the Living Room area is but, it LOOKS to me like you should have plenty of room for a reasonable amount of furniture in there without it looking or feeling cramped. I think the way the master bath is designed is very I personally would not want to devote as much square footage to the bath as this design requires but it is different and looks fairly functional. If your shower won't have doors then I suspect you'll get a bit of water splashing onto the floor outside the shower but with tiled floors that probably won't bother you. I don't think you'll be able to switch the laundry and toilet as Yillimuh suggested tho unless you're willing to lose your hall closet. Too bad because it would have been good to have the toilet a bit closet to the bed and nice to have the laundry closer to the closet. Since you mention you're retiring, have you given much thought to the possibility that you or your spouse may one day become wheelchair bound. One problem with "toilet rooms" is that they're usually too small for a wheelchair to get in/out of. So, people wind up having to tear down the walls surrounding their toilets. While your toilet is tucked back out of the way, consider if you had to take the wall with the pocket door out completely to allow wheelchair access, would you still be okay with entering your master bedroom thru the bathroom then? Do look into sound insulating the wall between the game room and powder room. The game room is nicely positioned to be repurposed as either a formal dining room or a formal parlor if you or a future owner should ever decide to do so. If used as a formal dining room, you wouldn't want to be able to hear the sounds from the powderroom during dinner. Finally, do you mind my asking where your garage is? At first I assumed it was next to your kitchen and I was going to comment that your kitchen might be a bit dark since the only natural light would filtering in from the sunroom...but then I noticed the window over the sink - so the garage can't be on that side. Then I thought it might be at the front of the house (in front of the kitchen office) but, again, you have windows there so that can't be it. Is the garage "semi-attached"? (i.e., connected to the house only via the mud room? If so, please be aware that if you're on a slab, the mud-room section of concrete may be highly subject to cracking. That piece of concrete slab like a small bridge between two very large slabs of concrete. It is natural for monolithic slabs to tend to shift around a little bit. As long as the entire slab moves as a whole, you don't get cracking. But with that "bridge," the garage slab and house slab will basically be two independent slabs and will probably move independently of each other. The bridging section probably won't be strong enough to force the garage slab and the house slab to "move together". And, if they move independently, cracks will show up running across your mud room floor. Even if you have cuts in the concrete to direct cracking to a specific spot, it may not work. I know because I have a similar design with a screened porch connecting my garage to my house. The screened porch is 10 ft wide by 14 ft long. (14 ft from house to garage.) We got our first crack across the screen porch slab within two months of the foundation being poured! After almost three years, the cracking and shifting seems to have pretty much settled down - but we have a half-inch wide crack running clear across the screen room floor in one place and a second smaller crack (maybe 1/8 inch wide) running across clear the screen room floor in another spot. The cracks look pretty ugly but at least it is a porch floor and eventually we'll put down composite pavers (made of recycled tires) to cover the cracks. I'd have been sick if the cracks had been in my nicely tiled mud-room floor. Just thought you ought to know.

AlexHouse - This isn't quite the first floor plan, it's probably the 20th or so. It's just the first one done not on paper and that I felt was closer to what I'm striving for and therefore 'worthy' of being posted on the site. I've been looking at plans for about 8 months, following this forum for about 4 months (slowly learning from summerfield and many other great posts here) and will still continue. Your comment isn't overly negative at all! It's exactly the type of feedback that I was looking for. While the 3D views certainly help me see how they relate to the human body (at least better than my paper drawings), they're still a bit misleading and I'll continue working on that. Excellent suggestion for saving variations! I already have a few and will continue! Kitchen entry - I overlooked it and will definitely expand. I read that 3 feet for hall space was normal, 4 ideal, should I stick to that or somewhere in the middle for the kitchen? Right now it's pretty flexible by shrinking the island and that spare area across from the pantry. Master closet width - I never considered the aisle width. I can easily expand it and take up more space in the master. Right now the width is 5'3". How wide to avoid the shimmy? Toilet - Another measurement I didn't consider. It seemed that since the program doesn't allow the toilet to be right up against the wall, it was automatically putting in the code requirements. I'm pretty small, so on a 3D view it didn't look bad to me. I'll definitely expand it and look into code requirements. Second floor - The second floor is directly over the garage. I decided to put it here for various reasons. I wanted to take advantage of the view of the backyard wooded area rather than just my neighbors and garage (which would have been the view above the main portion of the house). I also wanted some distance from the kids rooms, but still be on the same floor if needed. The kids floors will be added later in the unfinished area. The second set of stairs (in an enclosed room, if that makes sense), go to the attic. I don't care for the pull down stairs. Hall - I can reduce the wall on the first floor to shorten the hallway, leaving the living room more open, but I don't see how I could reduce the hall space to the master.

This is why I love these boards, THANK YOU pps7, I never would have thought of switching the stairs for the office. It's really something I am going to give some thought to. Pros: - it really takes a bite out of that loooonnng upstairs hallway and it would provide 2 walls for windows in an office Cons - on resale, if it is converted back to a dining room, it makes it far from the kitchen area if it is moved to the far end of the house. And also, I like the central location of the office as I work from home and I go from the kitchen to my office, back to the kitchen, back to office, to the great room, to the bathroom, back to office, etc etc all day long. You get the idea. I will also have frosted french doors facing the south great room side of the house, so even if closed, I will get some light from 2 sides. It won't be a bright room though, as there is a covered porch in the plan in front of that north window. That makes me want to move it to the corner of the house hmmm... I will mention that to my architect. As for the full vs half bathroom, you are right also, and I know it, but I really struggled to get the room to put in a powder room there, as the plan called for just a closet. Adding an extra 30 or so inches for a bath just takes more space and $$. But, you are right, DH's cousin just had to move her elderly mother into her house and she had to gut half her garage to make a shower area on the main level for her because she only had a powder room and the lady can't climb stairs. 30" doesn't seem that bad compared to what she had to do. And my DH was in a wheelchair for a YEAR because of an extremely badly broken leg about 10 years ago, and we were young couple with a baby at the time, not elderly at all. Luckily our house was/is a bungalow, we would have really been in a pinch. Very much food for thought. As for point #3, I actually like NOT having the master bedroom in the corner. I don't want more windows in the bedroom. It's bad enough the master faces the south side of the house and calls for big windows. I own a rental cottage which has an almost identical master bedroom and bathroom and corners on the south and east side of the house with a 9 ft patio door facing south. We stay there in the summer and my face is about 3 ft from this huge patio window. Even with drapes, it is just soooo sunny and bright in my face, I keep waking up from 6 am onward grrr. I have pictured it below just for fun. Also, coincidentally, the master bath is almost identical too to this house plan. I designed this cottage master bedroom and bathroom 3 years ago as an addition, and I guess that's why I like this plan I found, reminds me of my cottage!

Thanks Chic and Kirk .....

How do you get the picture into the body of the post, I couldn't figure it out.

Kirk, regarding the kitchen, its open to the FR, and we don't want a hood hanging in the middle anywhere, so the vision is having the rangetop against the LR wall or back wall .... and if against the back wall we lose the sink, and we want it by a window. Hood would look bad if it was off center.

But I see your point re walkway and hot pots. I think there is enough space between island and wall where people could get by, or they would just have to buttonhook around the island if they came into the kitchen when someone is standing by the rangetop.

Our dealings with zoning in our town have been difficult to say the least, so setbacks would be a huge issue. I thought about the FR in the middle of LR FR (would have saved masonary $$ too), but there would be no entry from LR to FR - and we didn't want a dead end.

We might go for an off center fireplace, with built ins for the TV. I like the idea of two more distinct areas in the FR. If we don't, we might just get a bigger sectional with more space in the middle.

(1) What do you do in the living room, exactly? What purpose does it serve?

(2) Whatever you do, don't put the television above the fireplace unless you don't watch tv for more than 30 minutes a day. TVs over the fireplace are literally a pain in the neck.

They could, but they won't. People will always choose the straightest path, even when someone is standing there. Guests and kids and dogs will all be in your way as you are hopping between the island for prep and the range. I also would encourage you to post your layout on the kitchen forum.

With a covered porch to take care of most of the mud & slush, I don't see why you couldn't use wood throughout including the foyer. Just put some Waterhog mats and/or boot scrapers on the porch.

I like the layout. I like the kitchen too. The placement of the stove is ideal for me. I always like to have the stove be flanked with windows and be on the outside wall. easy venting too, straight out the wall, no long runs, corners and bulkheads to hide the ductwork. The fridge on being on the main axis of travel keeps people out of the work zone yet lets them be in the action. I also like the family room. I'm a big fan of symmetry and like to plan for extra space that I don't know that I yet need, which will be available on the outskirts of your family room. Plan flows well and makes sense to me.

Honestly, I'd rather see the living room, where the bedroom/bath are...so it could be a bigger space, with the dining room. Then, I'd swap the kitchen/nook locations and have more windows in the kitchen. Can you use a bigger island/table in the kitchen...and then split the use for the long family room? Maybe TV on one end and game table on the other?

Then, I'd rework the living room area to have the bedroom and bath. Just an idea. Here's a few possiblities for the kitchen :) {{gwi:1443515}}From Farmhouse plans
