I posted this same question on the buying/selling forum but it does not seem as active and I have not spent as much time as BAH--we had though until about the last month that we were going to build a new home but after our architect had a heart attach we really have not made any progress on getting plans done or had contact w/builder...architect had heart attack first of March and was supposed to be back at work in couple of weeks--but nothing from builder about plans status--dh called builder twice this week and no response....we had an email in April that he was supposed to be back at work end of April and then they could not contact him---frankly we think we could not afford to build the house we want because of construction costs...builder won't be able to build for what he told us initially and no homes that have started are under 145 a sq ft ... which makes the house w/o pool over our budget--and we are still nowhere close to actually starting the build...

--several houses with what we were looking for came on the market and we put contract on one this week the same day we viewed it...

We negotiated price a little but houses move quickly in that area so it is really a seller's market and it has a great lot--almost half an acre w/mature oak trees and real privacy in back yard...

we have a 10 day option for home inspection to be done and for an appraisal of the property. If anything hinky shows up, we can back out of contract and only lose the 100 option money (that is standard price around here).

We are getting home inspection for house/pool/sprinkler system/gas line and security system...

Do you think we should get the home inspector to have an energy audit done for more detailed info on HVAC system and insulation/air quality issues...so we would know if the systems are working as well as they should...the house has a large media room, 2 beds and a bath upstairs...

the staircase comes into the back hall by utility room and garage entrance--not the big open foyers in front of house but there is no way to close off the upstairs which will be used fairly infrequently since we are empty nesters...

The house was built in 96 but builder who is now retired and was an independent, sort of "custom" builder--house has piered beam slab which usually indicates better quality around here usually found in more expensive homes...

It has a 3 zone system w/14 SEER units but they are the originals from what we saw...

The attic does not have much room to really investigate but we can see there was no radiant barrier used originally with the composition roof and there is fiberglass insulation...

I know the energy costs will be more because it is almost 1000 sq ft larger than ours now...but there are quite a few mature oak trees to give shade in the summer months which should help...

Anyway--would it be worth the cost to have an energy audit before we move in or will the regular inspection be enough to assess the system...
