Comments (21)Don't worry about material waste. The costs of going to 9' or 10' ceilings will not be in the frame labor, but in material. Usually when engineers look at taller ceiling heights, they require smaller stud spacing, and/or fireblocking between studs. The studs are not cut to 8', 9', or 10' heights, but smaller to account for the bottom plate and double top plate to acheive 8', 9', or 10' heights. Remember if you change an 8' plan to 9' or 10' there are many things to consider, especially if you want it to look scaled to the model you looked at to reference your purchase including windows and doors, headers and products. Imagine this, if your 8' plans call for 7' header heights for your front windows, that means their is 12" from the ceiling to the top of the window. Now if you raise the ceiling you now have 24" or 36" from ceiling to window, which will look funny. So you will have to raise your header height or purchase taller windows to maintain the scale. Your exterior material will also go up, brick, stucco,siding. Comments (3)If you assume a 600 lumen output per can, to achieve 35 lumens per sq ft (overall), you need 6 - 7 cans. Besides CFL, LED cans are also available. The Cree LR6 works well and you could consider the cheaper CR6. I used the LR6 as the light was much nicer than cans using CFL. My kitchen is better lit today than before, when I had a 7' ceiling with a recessed light box with t8 lights. Comments (10)It depends on a lot of factors including labor costs in your area and the whole approach. In a relatively straightforward case, for a 25x30 living dining room situation, we can assume that it is not more than half the house, that it is a gabled roof, that there is attic space above the room, that the electrical work is straightforward, there isn’t a air conditioning unit or ceiling mounted HVAC above the space, we are looking at about $10000 including the permits, engineering, and general contracting to manage the project. Comments (59)Angela, sometimes Life decides things for you. You must be a pretty young retiree if you haven’t experienced that! We were in our early 40’s when the other half was diagnosed with a permanent debilitating disease. It sure changed a lot of plans! He retired disabled, and I became a Certified Aging in Place Specialist to help others who faced trying to live in their existing homes or create accessible new homes. A retirement home should be fully accessible. That starts with the approach and entry into the home being step free. It’s great that you think you won’t move from this home. Given some of the issues with it though, you will be facing some remodeling at some point. Don't you think that it would be better to address some of its issues before it’s built rather than down the road when income and ability may not be as great as it is now? Why design in accessibility problems that you will really regret and will need to change? This forum can really help you with many issues, both functional and aesthetic, if you will allow it to.
