I know way too much about carpet cleaning. My story - our little elderly male dog, Benjamin, passed away. We adopted Oliver, another small male dog. I knew Benjamin had some "accidents" & wanted the carpet to be pristine, before Oliver arrived. I got a black light (lights up urine spots) & my carpet, which looked perfect, was a crime scene. I was shocked. Expensive carpet with no visible spots or discernible odor to me. But I know Oliver has a better nose than mine, so I started researching. I ended up lurking for weeks/months on a professional carpet cleaning forum. I really got into it - kind if like how I got into the Kitchen Forum At the time, I had just retired, was perimenopausal & obviously a bit OCD. I ended up spending close to $1000 on a "portie" (professional carpet cleaning machine) & gallons (literally) of cleaners, spotters, rinsing agents, anti-wicking agents, anti browning agents, etc. I even bought a special piece of equipment called a "Waterclaw" that removes urine down to the pad. I spent many hours cleaning that carpet. In the end, I told my husband "I need a truck mount." I believe that's a $10,000 or more investment. I gave all my equipment & chemicals to my brother & had a professional with a truckmount clean my carpet & remove all the chemicals I had left in the carpet. That portie didn't have enough PSI and CFM's (vacuum power) to adequately clean & remove dirt. Resoiling (spots reappearing) is usually due to "residue" being left in the carpet. It can be whatever caused the spot and/or the cleaning agent. It has not been completely removed. It may be that the right rinsing agent has not been used & residue has been left behind. The residue attracts more residue & the spots reappear. If that happens, call the cleaning company to reclean. Reputable ones will come back & address the resoiling. Carpet cleaner post: "Help, customer called me back for spots reappearing." I still use the Waterclaw & a portavac for the occasional accident. Otherwise, a reputable company, with a truckmount. There are some dry cleaning methods that are highly thought of. I ran out of energy & interest, so I can't speak to those.

Thank you for your comments, I appreciate each one. I called Zerorez and talked to the CSR about my concerns with prior service. Notably, there was an offer with my last job to clean 100 square feet of tile that the technician forgot to do before he packed up and presented the bill, so the CSR added that freebie to my order. She mentioned that the crew that came out in June no longer worked for the company and agreed to make note of my request for an experienced cleaner. They'll be here on Monday. Looking forward to clean carpets and the way my house (doesn't) smell like my dog when the job is done. I have to remember to give Captain a bath on Sunday. Thanks again!

Use a shampoo designed for pet stains. Buy some Nature's Miracle for spot treatment. It is an enzyme product that chemically changes the pet urine/feces spot(after cleanup)to an inert smell.

I don't care for NextDoor recommendations either. Too often it's friends pushing their friend's or neighbor's businesses. I have good luck with Yelp. You do have read the reviews carefully and look between the lines. Like many review sites the negative reviews can give you a lot of insight also. Many times they end up putting the business in a more positive light when you see what the crankiness is about. I found a great plumber, a family run appliance repair and an excellent drywall guy though Yelp. Before we pulled our carpet I was going to use a carpet guy from there. Very eccentric in the reviews but meticulous to a tee. Many people trust the big companies with the big advertising budgets. However one must consider that their employees come from all walks of life, with varying experience and are working for a paycheck not their companies reputation. The sole proprietor in skilled service work has more to lose, often really knows the in and outs of his craft, has years of experience or apprenticeship and gives better, more personal customer service. But I come from a standpoint of knowing how to do many things. Hiring it out for us is more related to aging and no longer wanting to do some things ourselves. I can hire a good worker by understanding the job I want done enough to know what I want. I also know to leave them be and do their job without interference once the decision has been made to use them. You read the contract and/or ask questions to be sure you understand what they will do or not do before hand. Not afterwards. We recently delayed a fence being built because the grade of wood and an additional post was verbally mentioned but omitted in the written quote. Once that was done we signed them off on them doing the work which they did well and professionally.
