Realtor Recommends a Builder. Who pays?

If a former realtor calls you and says she has the perfect builder for you, does she receive a commission? I suppose she does, BUT where does that money come from? Us? Builder advertising budget?

I've been thinking about this relationship with our old builder. She never disclosed this to me, that she was getting a commission for referring us. What tipped me off was one morning she called and said one of the subs was at her realtor office looking for our plans so he can bid the job. She told me she asked the GC, but he never sent them to her. Soooo obviously she was involved in the project as this sub went to HER for OUR plans!

It seems so sneaky. Shouldn't she have told us or informed us she was working for/with our old builder? When we asked the GC he got kinda defensive asking if it was ok. We never agreed to have her work on our project. I have a feeling he would've paid her out of our own pocket.
