Your image is too dark to really see much.

The bottom (south?) garage wall has a jog in it. It looks like you couldn't park any vehicle there without doing so at an angle. I would definitely remove the "jog" and consider widening the garage. How much space is between the garage door and wall? (I can't read the dimensions.)

The bedrooms/office off the entryway have those diagonal walls as a design feature; however, it makes the rooms (including the living room) less functional. I would square those off.

In the utility room, how much room is there between the W/D units and the wall of the water heater room? (They are front load, right?) The dryer door won't be able to open past 90 degrees, which would be really annoying.

Lolauren, i think squaring of the room does make a lot of sense..i think i will do that. Also good point about washer/dryer in utility..i will switch them to the other side.

Regarding the washer and dryer - I can't see the image well enough to see the current layout, but if you are going to have a front loading washer, you probably want it on the left side. The reason for this is because Miele and Electrolux are the only front loading washers where the hinge is on the right. (Actually, I think with the Electrolux washer you can switch the hinge side.)

Overall it's a nice plan with well-proportioned spaces, but I see a couple red flags -- all in the hard-working spaces, the spaces that make the house function.

You have a half-bath across from a hall bath. Why go to the expense of a half-bath when you're already building a perfectly good, easily accessible bath? Instead, you could use that space to expand the pantry or to make another hall closet.

The utility /laundry room and mudroom could be combined. This would give you greater function, and it'd add natural light to the mudroom, which is now a great deal of square footage . . . but essentially too narrow for anything other than those lockers. Even if you do a short pony-wall dividing the two rooms, you could take advantage of natural light and make your "casual entrance" a much more pleasant room. I'd definitely go with automatic lights in the mudroom.

Another thought would be to place the lockers on the wall against the laundry room and open the mudroom up in to the children's bedroom hallway. This'd give you a much more "open" casual entryway (though it still wouldn't take care of the lack of natural light). It would put their things right by their bedrooms, still out of the sight line of guests in the main part of the house, and it'd be nicer than that narrow, one-use mudroom.

I can't tell for certain which end of your kitchen "L" contains the refrigerator, but IF it's the side nearest the living room, be aware that refrigerators against walls are a problem: You can't open the door completely. My current kitchen has this problem, and although it's not the worst thing in the world, it's a small and constant aggravation.

The double doors into the master bathroom look dramatic, but consider their functionality: You walk through the doors and reach for the light fixture . . . which is behind the door. So you have to close the doors before you can turn on the lights.

The toilet room looks narrow and deep to me -- hardly inviting. I suggest that you tape off that space (up against a wall) on the floor and imagine yourself moving around in that space. I think you're going to find it uncomfortable to manuever in and out of that narrow space. Personally, I'd scoot the toilet forward, eliminate the door altogether, and make the hallway linen closet a little larger.

I know I'm rather alone in my great hatred of double sinks, but consider: One of your sinks is actually placed behind the door. Who's going to draw the short straw and get that jewel? And although you have a nice-sized vanity, with double sinks you're only going to have three drawers to share. If, instead, you opt for one comfortably-placed sink in the middle of the vanity, you can have a shelf of storage behind the door AND you can each have three drawers to yourself. Much more comfortable, and do you ever actually want to use the sink at the same time anyway?

I also have concerns about the island in the master bedroom closet. I can't read the numbers, but since I know your kitchen island's 7', I'm thinking the narrow end of your closet is roughly 8'. The plan looks like it'll work, but the math doesn't bear that out: Clothes on a hanging rod require 20-24" depth. If indeed your closet is 8' wide, half your space is already taken up by hanging clothes -- this leaves you 4' for walking space AND the island. My current closet has 24" of walking space between the closet rods, and it is not enough. If you put in even a piddly little 12" deep island, you'll be down to roughly 18" of walking space on each side of that island -- less space than your clothes need to hang on the rod. Why does it appear to work on the plan? Simple: The plan shows only the 12" clothes rod -- it doesn't allow for the space the clothes themselves will need. If I were you, I'd opt for a nice dresser against the wall; it'll serve the same function as the island, but it'll allow you ample walking space. Don't take my word for it: Measure your current closet, and draw this out on graph paper.

As for the lack of a linen closet in the master bath, I wouldn't worry about it. You have the hallway linen closet for sheets and blankets . . . and your master closet has ample space for your towels and other bathroom needs. I tend to think one large closet is more functional than a clothes closet AND a linen closet.

I would agree to combine the laundry/mud rooms and eliminate that half bath. I wouldn't want to enter my kitchen through that pantry, carrying groceries through the mud and laundry rooms. I would reconfigure that area to make better access straight into the kitchen and not the pantry.

I was going to say just what back2nd said. It seems like an awful lot of turns to get to the kitchen/pantry with groceries in your hands when coming from the garage.

Just my opinion.... I wouldn't want to enter a laundry room from my garage....I think about undergarments or how I get behind and laundry piles up.

Thank you all for your comments...here is a better pic with few changes. I made the corners smaller..put washer and dryer on one side and sink on the other. Made a pony wall divider with arches to separate living from kitchen. The fridge is next to the dining table..I dont want to combine mud and laundry, i prefer it separate..also i have a son and a daughter and my mother(who stays for a month out of a year with us), so i need the powder room...one bathroom for 3 people is not enough...
I might take away the vanity between sinks and island in closet, but i will decide on that once i started building and can see the actual space.
What you all think?

The W/D door not being able to open past 90 degrees is still an issue. Can you put the W/D in the center with sink on one side. Personally, I'd put the sink on the left side where you currently have the W/D..... then it's a straighter shot to wash dirty hands/stuff from the garage. (You do have a lot of sinks in that area, so it isn't crucial. Just a thought. :))

The dining table drawn in that layout is tight on space. Is your actual table that size?

Is it the fridge or double ovens near the pantry? I'd be sure to make it the fridge, although I think it is already.

My master closet is also 8+ feet in width. My hanging clothes on either side take up around 29" of space at the waist/hand area (24" or so at the shoulder.) There is absolutely no way anything would fit in the extra space other than a person getting dressed. With that said, you have a slightly different shaped room and maybe you aren't only designing hanging space? You could take that layout to a closet design place and ask what they would do.

well if i put washer dryer on the other side then there is only 2' to stand in front of it and that seems a little uncomfortable ..i guess i need to think about this one...

Our dining table is actually smaller than that..there is 14' for it..and we will have sliding doors, so it will not be luxurious but it will fit..

I'm not seeing this. Perhaps I am reading the plan wrong? What is to the right of the dryer? I'm seeing it as cabinets that don't stick out any further than the dryer. If that is the case, that is the way my laundry room is arranged and I can definitely open the dryer past 90 degrees. I would, however, move the sink to the left side of the washer.

lolauren - Perhaps the hinge on your dryer door is further to the right than mine. I have a good three inches from the hinge to the side of the dryer.

Dekeboe - I'm talking about the washer... wouldn't it's door hit the wall on the left? Having only 90 degrees is doable, it's just not ideal as it blocks part of the space.

I have the same 3 inches from the hinge to the side of my washer, so if there was a wall on the left it would open slightly more than 90 degrees. If that is not enough, the issue is easily solved by putting the sink on the left side of the washer.

When you walk to the laundry from the kitchen, you have to walk across the whole length of the pantry first. Why??? That would annoy me to no end.

Move the laundry door to the top of the plan--right where the washer/dryer are. Then you have a straight shot in from the kitchen.

I'm going to address the functional portions of the house again: The pantry, laundry, mudroom area isn't going to work out nicely.

The mudroom is the biggest problem. I'm not anti-mudroom, but I am anti-THIS mudroom. Take a minute and google or pinterest mudrooms. What do you like about them? The organization, the functionality . . . but always they're clean, light-filled rooms. Their purpose being to organize your life and give you a simple, calm, positive casual entrance to your home. You won't find a mudroom online that looks like the one you're planning -- not unless it's a "before" picture.

Your mudroom is windowless, narrow and cramped. Imagine walking through the door with the kids. They're going to stop at their cubbies to put their things away . . . and in that cramped space, you'll be trapped behind them, probably holding several bags of groceries. Instead of this space providing you with a calm, inviting entrance, it's going to make you (and the kids) cranky every time you enter.

One cardinal rule of house design is that every time you walk through a door, you want to see window or a door ahead of you (good sight lines). This feel welcoming. On an emotional level, it makes you feel good and makes you want to enter the room. What do you see when you enter this mudroom? A dead end.

The pantry is also a problem, given that it's a labyrinth. Walking through it with a laundry basket on one hip will assuredly mean knocking cans off the shelves. Also, the second door in the pantry takes away space you could use for storage. Note, too, that as you walk through this pantry, you'll encounter not one but TWO dead ends.

You have LOADS of space here -- it's something like 15x15 or 16x16 total, right? I've drawn you a better layout. Consider the positives:

When you enter the house from the garage, you have a wall of natural light to your right (could even be a door to the backyard). Ahead of you is the kitchen door and beyond that the living room door -- inviting, makes you want to walk on in. It's a light-filled, direct route into the house.

Instead of having a straight hallway for the kids' cubbies, they're set into a little alcove. When you open the door, the kids can duck into the cubby spot and take their time organizing their things, while you can walk right on -- you are not trapped behind them saying, "Hurry up, you're letting the heat out of the house" as you stand on the garage steps. They can stand in front of their cubbies without fear of someone entering the house and hitting them with the garage door.

Your pantry is still large and still adjacent to the kitchen, but you have the option of bypassing it as you enter the house. If the pantry comes out narrow, I'd suggest in-wall storage (google Pharoah's Storehouse) for cans.

On the other side of the hallway, you have ample space for the washer /dryer, and it's easily accessible from the kids' rooms. You'll have to carry your laundry across the living room, but you won't have to negotiate the pantry maze. You could put the cubbies on the side wall and have a cut-through door from the cubbies to the laundry.

I personally would still cut out the half bath. I don't see a problem with two children and a one-month-out-of-the-year guest sharing one nice-sized bath. Regardless, it fits in just fine, AND keeping your plumbing items together is a money-saver.

Consider these changes! They're functional, and this plan is easily changeable. if you want more space for the cubbies, bump the wall back a bit and take it from the already-ample laundry room. If you want more pantry space, delete the half-bath and have a V-shaped pantry.

Everyone has hit the high points, so no need to ditto those. One small thing that might eliminate the oddness of the bath-across-from-bath: make the full hall bath a jack-and-jill bath instead. eliminate the door to the hall, and run the vanity across that wall. The doors into the bedrooms will fit just below the vanity and just above the walls to the closet and commode closet. Now, you won't want to do this if you plan to use the "flex room" as a bedroom at some point, but I think it could neaten up your plan a bit if that full bath is meant to serve only those two bedrooms.
