You may have to try a few different products. DiDi 7 was supposed to be good but I didn't find it worked as well as on tv, it helped.. Then I tried some OxiClean and that helped some more.. then I tried some Folex and that helped..I still have a large ink stain on the beige carpet but it's almost gone.. I just keep trying them every few weeks and as time goes by the stain seems to be going. Without knowing what the stain is made of is it's a guessing game.

Don't write off fabric just yet. You could use microsuede, Crypton, or any of the newer indoor/outdoor fabrics available now. My DD chucked a whole bowl of tomato soup on one of my pale blue microsuede chairs and I swear it cleaned up perfectly. I think softer lines, and fabric, would bring some balance to the angularity of your room. I love the artwork and might think about pulling some color from the painting next to the stairs into said fabric. I know and love your kitchen from the KB. I can see why you want to make the changes you are proposing. For me and my young family, I like your new plan better. Esp with doors to separate the living room from dining area. For a quick layout change -- what if you scooted the big island a bit closer to the sink wall, and put your seating on the long side (backing up to the fridge and double ovens). Or even leave space on 2 sides for seating. Just seems like folks sitting on the oven side would be more.out of the way from you working at the cooktop. Also, you could prep on the sink side of the island and talk with them. And have you considered switching the sink and the cook top. Then even though you'd still have the island in the middle of the triangle, it would be more natural to move from fridge to sink to cooktop in order. And although you wouldn't have a window over the sink (in the corner), it looks like you could have one over the primary prep area btwn the sink and cook top, which would be lovely. Do you have a specific purpose in mind for the second island? Seems a bit odd - I think the space would be better left open, esp as the dining area is narrow at 143".

Main floor bedrooms is a really geographical thing. In some areas not having one really hurts resale value, so consult with a local real estate agent. The ageing parents is something to consider. Removing a bedroom will also hurt resale value, but if you can put one upstairs then it's fine. Like Jennifer said, most people don't use formal dining rooms anymore, and it looks like you have an eat-in space plus island seating. I'm going to guess that the wall separating the living room and kitchen is loading bearing, so there will be extra costs in opening that up so be sure to factor that into the decision. I'd say this is a personal/lifestyle choice. Just do some research before deciding.
