Which of these three bathroom layouts should I choose?

This is the second bath for a two bedroom plus office/guest room house on a hill. The bathroom size is 9'4" x 5' and I can't make up my mind between three different layouts.

Some points to remember:

a) We are adding this bathroom from scratch (the house only had one bathroom), so we can place the plumbing and fixtures anywhere. There are no sump pump or any weird plumbing requirements.

b) The only things that CANNOT move are the door and the window.

c) The master bath will NOT have a tub. In the master, DH and I are opting for a roomy two-person steam shower instead. ;-)

d) We intend to be in the house for many years, and the only kid still at home is a teenager.

Option #1: I like this because it seems the most "sleek" design, and the window is easier to get to. However, I am at war with the idea of "having to have" a tub in the house (we are taking the tub OUT of the master bath cuz we want the big steam shower).

Option #2: Not my favorite. However, it does seem fairly spacious for the small size, and they make compact 54" tubs for mobile homes that are deeper than regular 54" tubs (17.5 deep versus 13.5 deep).

Option #3: This is the plan drawn up by the architect. The only thing I don't like is that I don't have much of a linen closet, and I think storage is important.

So.... decisions, decisions, decisions.... which plan would you choose?!

I like three. If you needed to, you could always add a train rack shelve (think that's what it's called) over the toilet for more tasteful towel storage. Someone on here recently had a picture up of what I'm thinking. I'll see if I can find it.

One of the issues with this room is that it is too big to be a smallish efficient bathroom and too small to be a big bathroom, maybe because of the window and door location You have 7 x 10'6" The post-war "standard" bathroom, which is what many second baths, baths in apartments or condos are, is 5x7. That means you have the floor space for two standard baths with a wall in between, if you could divide the room in half horizontally. So technically it's big. I would not do a freestanding tub with open corners in a kid's bathroom. If you can move the toilet, that's great. I assumed from the first two options you could not since they are in the same place. 27" is technically allowable but in such a big bathroom it doesn't really make sense to have such a pinch point right inside the bathroom door. Also, someone will have to climb into that corner between the vanity and the tub and clean it on a regular basis. It is pretty important to have the actual position of the door and window and their measurements in the drawing. It sounds as if the door can be moved, but the size of the window and its location and Sill Height are important in determining what can possibly go along that wall

Maybe something like this: The biggest concern is the space in front of the toilet. The code is that you need 22" clearance in front of the toilet. My powder room is 4'2" deep and I just barely have 22" clearance. In your case, with this layout you have 1" to spare (maybe less if the wall between the tub and the toilet is more than 4" thick). BTW, the space I used for this layout is 95"x138" (I added 4" for the wall between the closet and the bathroom). So I am not sure if in total you have 134 or 138 inches available. EDIT: If your japanese tub is slightly bigger than 40", a tankless toilet could help preserving the 22" required in front of the toilet: EDIT2: To make it more open, the wall separating the tub and the toilet does not need to be full height. It could be just high enough so that you don't see the toilet when seated in the tub.

@Bri B - I like that one a lot too. I'm leaning toward the 2nd one now though (becuase I can fit a longer bathtub, and it keeps the window in the shower). I don't love the random space left in the corner, but maybe I'll put a tree there?

I disagree that all your wood has to match. I kept asking my decorator about "matching" wood and she was flat out against it. Said it makes your house look like a furniture ad, and she didn't mean that in a good way. "Matchy-matchy" was her derogatory phrase LOL. Painting your walls, or some of them, would be a good way to bring some life to the room without adding dust-collectors. My vote would be for a soft watery blue-green-gray. If you really want a tub, my vote is #3. I understand the pressure to have a tub since I am going through the same dilemma. I have a 54" clawfoot tub which I don't use, but some like it. It is not shallow, but it is short. If you can, I'd encourage you to sit in one. If you choose no tub, consider using #3's layout except put a 54" shower on the "non-window" side. Good Luck.

Don't do #2.
Either 1 or 3 is feasible.

You mentioned that the window can't be moved - does that mean the size is fixed? If so does a shower work with the size? I love natural light whenever possible in a bathroom - so if the layout will accommodate a larger window I usually go for that. Most windows in the shower are small and the addition of the curtain further reduces the light - just something to think about.

You can't move the door, but can you change the way it swings open. If so, flip it so it opens to the tub and then you see the vanity. Put the toilet behind the door so that when you are sitting on it with the door closed you see the tub. Put your linen closet so it is facing the toilet and next to the vanity. 2' 2"works.

Option 3 but modified:

You open the door, the sink stays "as is", front and center.
Put the tub on the left wall.

Put the toilet on the right wall, but behind the door. Put a storage cabinet on the wall over the toilet for storage.

Put a linen/storage cabinet on the back wall to the right of the vanity, facing the toilet. You need a minimum of 21" knee space between the toilet and the cabinet. You can gain a few inches by going with a round toilet bowl instead of an elongated bowl. your choice. And you can gain a few inches as you already know by using the stud bay depth for storage.

catherini: Yes, to tub or not to tub is quite a dilemma. I think I'm going to stick with the tub. Who knows? Maybe someday I'll need to soak with Epsom salts.

coolbeans: I agree, I won't do #2.

debbiejoy: Totally agree about having natural light in the bathroom. I'm going to switch option #3 around so that the bath is on the other wall. That way, I can have as big a window as I want. (Yes, we are putting a new window in, so we can have whatever size we like.)

sandiandjerry: Yikes! I didn't notice that!!! The last thing I need is the bathroom door opening to reveal the (ta da!) toilet.
