Need 3/4 bath in 4' x 10' space... HELP!

Comments (16)Throughout the years as we have worked on the house, we have been very cautious and done everything possible to do sensitive renovations that fit the period of the house. I too hate to see lovely old houses where people have butchered them. In fact, last night as I was once again watching "Flip or Flop" on HGTV I thought to myself how sad that they are coming in and just rearing down all of those great lathe and plaster walls. We have three kids, and our "illegal" bedroom worked as a bedroom for one of them for ten years. We just stuck a wardrobe in one corner, so we know all about using a space that isn't technically a bedroom as a bedroom. Now it makes a great office, something else that I would think might be desirable to a lot of people. We know for certain that in our neighborhood a master bath would be a huge selling point. In fact, about five years ago, a Realtor told us that this is the only thing our house is lacking. I am starting to think that there is just not enough space in the existing footprint to justify doing this. We know that many people do want move-in ready which would make doing this a selling point. However, amazingly enough, in our highly desirable neighborhood many people do buy these expensive houses and then come in and make extensive renovations like additions. We always ask ourselves where in the world do they get the money to make a purchase that expensive and then immediately also sink a ton of money in the house. Comments (15)I would put the tub right across from the door, flanked by 3' vanities on each side. Change the door swing and put the toilet either in its own closet or on its own behind the door (personal preference here - mine would be a closet with a pocket door if it fits, but if it doesn't, the door would provide some privacy). The shower would need to flip 90 degrees. Other option: tub across from the door, shower on one side, toilet on the other, and vanities on each side of the door. I'm asking b/c you need these minimums for island seating: 24" per person linear space Two people cannot share a corner 15" overhang of clear leg/knee space A 5'x5' island will not comfortably seat four. Expand it by a minimum of 3" (6" would be better) to get the minimum size for an island that seats four: 63" x 48" (Yes, even 3" will make a difference. Keep in mind that the 24" per seat is the minimum, not the ideal. Ideal is closer to 30" per seat.) Both island sizes (4'x4' & 4'x5') with seating on two adjacent sides will only accommodate three people: Note: The minimums are for short to average height/size people. If you and/or your family are tall, I recommend a deeper overhang with 30" per seat (but 24" per seat will probably suffice)...taller people generally take up more space overall....See Morebirdgardner
