Just a couple of personal thoughts...

Kitchen - I would not want people to have to pass all the way through the kitchen to get to the fridge. (Although that may be a non-issue if you see people going to it from the hearth room area instead.) I'm also a bit at odds with the desk chair being able to block a path. (Another area where size of desk chair and size of pathway would probably determine if this would be an issue or not.)

Master bathroom - althogh I think it looks "neat", I don't see much storage (linen/tolietries/etc). At the very least, I would put the toilet on the front wall - giving you longer space in front of the toilet vs beside it. I'm not fond of the vanities. I think I would feel a bit closed in.

Overall - looks like several areas have small doorways, where there might be room to increase them slightly. You aren't going to fit a wheelchair through a 28" door. 32" would be a lot better. And you do not have to think of wheel chairs only for when you get older. Accidents, surgeries, etc. can mean temporary use of a wheelchair for many. You do not have to do the entire house, but I would see if you could do the master bedroom and bathroom that way at least. That way in case anything happened, you would have access to a bedroom and bathroom without having to do any modifications to your home.

On that same note, I would look at your laundry room door and the doorway to your mudroom area. Plenty bit to walk through normally, but you want extra room if you are carrying laundry baskets or an armful of clothes. If you add to the size of your laundry room as you stated, you would have plenty of room to install a 36" door.

All the bathroom vanities appear small and I don't see much storage in the bathrooms.

This will be a beautiful home. You'll have a spectacular view from the front foyer. I don't have many comments, and these are very personal biases. I think your master closets are too small. I know angled walls and doorway are very popular, I'm not a fan of them. I think they take up way too much space. You would have much more closet space if they were squared off, and then you could have pocket doors, too. Are 4' vanities big enough? They are too small for any accessories like a vanity mirror, basket of goodies, etc. It seems to me your master bath has lots of walls. There are walls around the tub, walls around both vanities. I'd like a more open space. But keep in mind, these are personal preferences.

I love your hearth room/eating area. That will be a wonderful family area. Kitchen seems shy of counter space, and it is basically a hallway. I like your idea of expanding the kitchen. Agree the desk area is not ideally placed. And making the laundry a bit bigger is a good idea.

I've not seen anyone post their floorplans the way you did and I found it a bit difficult having to open several tabs and then flip back and forth among them to look at all the elements of your design so I hope I don't leave anything out that I saw and meant to bring up. Conversely, it was nice being able to focus in and see all the dimensions and not just guess.

Here were my thoughts:

1) On your elevation drawings, I don't see the chimneys for either of the fireplaces?

2) If you plan to get any real use out of your front covered porch, you need to make it deeper. If you only intend to set a couple of rocking chairs out there for "show" then 5ft depth is okay. 6 to 8 ft deep would be much better.

3) If you want to maybe occasionally picnic out on the back deck, I'd make it 10 ft deep. Big enough for a picnic table plus room to walk around it.

4) I'm curious what furniture you plan to have in the "hearth room". It seems a bit small for a sofa and chairs - especially with the fireplace taking up a substantial amount of space in there.

5) Once you get rid of the side porch, your kitchen may seem a bit long and narrow. And, if you plan to keep a side door opening into the kitchen, I'm not sure how you'll gain much, if any, additional countertop or storage area in the kitchen.

6) The "eating area" seems a bit small. Okay for two adults and 2 kids but not so great once the kids are a bit bigger and maybe have some friends over once in a while.

7) The kitchen seems to be designed for use by one person only. Even if your spouse never helps with the cooking, as the kids get older, you'll want to teach them.

8) Cubbie area is too small to accomodate cubbies for four people but will be okay once you extend the laundry room out. Wish there was some way you could also make that area WIDER tho so that you had more standing room in front of the cubbies that wasn't in the "swing space" of the door out to the garage. My mud room is about the size yours will be once you extend the laundry room out and, even with just DH and myself, it feels tight when we come in and both of us are trying to take off our coats and hang them up. With 4 people it would be unmanageable. If that space is going to work to corral all the junk everyone has to have room to "unload" before they move on into the hallway.

9) I'm okay with your master bath design. Your vanities are 4 foot wide so I don't think they'll feel too cramped. If you were envisioning a "garden tub" where you could sit in the tub and look out the window, you won't be able to do that with the tub window facing the front of the house. I'd probably try to turn the bathroom 90 degrees so that my tub was at the side of the house for more privacy. LOL!

10) If the corner "shower seat" is really just a place to prop your foot while you shave your legs, it's fine. If you want to actually sit in comfort, I rather doubt it'll be big enough. Better to have a bench seat along one side of the shower.

11) The entry way closet looks awful small. Down where I live in the south, where folks only wear light jackets a month or so out of the year, we often dispense with entry way closets entirely but your designer is in New Albany, Indiana so I'm guessing you're building someone fairly close to there and that snow is a reasonably common occurance. If so, you'll need plenty of closet space to stash guest's coats, hats, umbrellas, galoshes, snowboots etc.... especially when your kids reach their teen years and have friends coming over.

12) I'm not a fan of J&J bathrooms (too much potential for one sibling to "accidentally-on-purpose" lock the other one out) BUT, if you want one, how about something like this that gives both sides their own toilet and vanity so that just the tub is shared?

Wow, thanks for the responses. So many things I would have never thought off (well until it required a change order). AA: 1.) What I'm thinking for the refrigerator is to move it to the wall next to the stairs. I would like, if possible, to put in a 42" or 48" mounted unit with cabinets on both side floor to ceiling. I agree the desk is gone. 2.) I never considered the door width. DW agreed completely when we discussed the laundry room and this will definitely be added to the list of changes that need to be made.
Joyce: I know the closets can never be too big and we had discussed that exact idea. I thought I might work with someone like easy closet to work out a design and see if we need more space. I agree we could easily square off the wall and enter via a pocket door through a hallway. As far as the vanities I will be taking a tape measure to our current area tonight for consideration. We currently have two pedestal sinks that was the worst idea ever (not ours) as we have no storage space. Just the thought of two separate areas seems awesome.

I really hope the kitchen area won't feel long and narrow. I think once we gain the 4' from the side porch and extend the island from 9' to 12' we should have significantly more counter space. Thoughts??? I think we will move the oven stack to the right of the stove top, opposite end of the pantry. This will give us two areas, right and left of the stove top along with the bar area. I am considering having the bar a little higher and all one level vs a raised area for the bar stools.

2.) I agree regarding the front porch. Mostly because I am having a man cave/safe room/gun room put in below and 4.5 feet is way to narrow. I think the rear deck will be sufficient as we plan on eventually putting in a pool/patio area and the covered porch will be more for sitting and relaxing. We may eventually add a screened area to help with bugs.
3.) As far as furniture in the hearth room we are thinking either 2 leather chairs or maybe a small love seat and two chairs. No more than seating for 4. I don't want to take away from the great room and the eventual finished basement but rather have a small area for adult conversation.
4.) We will have to do some measuring for the eat-in. I was thinking we would go with the square tables that can seat 8 but that is a good think to check on.

A few thoughts: for each bathroom, be sure you can visualize where you are going to hang your towels and where you are going to store your clean ones. Right now, I see that as a problem in the master bath.

I have a corner kitchen cabinet and I love it. I do recommend movable shelves--I'm finding my fixed shelves are too, well, fixed, and we're planning a project to replace them with shelf standards and movable shelves.

Are you planning on needing an extra freezer? Many families decide they do so they can do bulk shopping/cooking--and there isn't any room to put on in this kitchen/mudroom area.

There really isn't enough mudroom space coming in from the garage.

I'm not a big fan of jack and jill bathrooms, although I do like double vanities for bathrooms shared by multiple kids.

BUT, If you're willing to have two bathrooms upstairs, do you actually have guests often enough that you want to be sure they always have a private bathroom at the price of your son/daughter fighting over the bathroom and availability?
