Here's one idea, The Saddlebrook, by Donald Gardner. He designs a lot of farmhouse plans...some with detached garages. If you detach this garage, you could easily add in a powder room and walk in pantry.

I'm sure if you go through the plans, you can find one that's very close...and with a few modifications, it will be perfect for you :)

Here's another plan that's very close to what you're looking for...and it has some great photos of the finished home. Especially cute, the pink bedroom with built in doll house shaped play area. Your little girl might be ready to go upstairs a little sooner than you planned, if she sees this :)

This is a nice plan as it has the office/bedroom you are looking for on the first floor, however, it does have an attached garage. The bonus room is above the garage so that it would not be above the master. Looks fairly spacious for the square footage.

I realize now I am looking for a "simple farmhouse" or a "new old house". We are not opposed to building modular if the costs were equal to or less than that of site-built. I am wondering...why are the companies I find (like Connor and Haven) only in the Northeast? Is there not a quality modular home builder in the South?

Classic Colonial Homes also has some farm house style plans and many beautiful colonials if that is of interest. We decided on a cape from them and are slowly picking away at it! Best wishes.

tyler --- Russell Versaci has a book, called Roots of Home which has lots of pics and ideas -- his website www.simplefarmhouse.com has pics too. I think he is working with Connor Homes on their plans.

Anyway, your theory of the quality modular homes being in the northeast only I think is relatively true. My opinion of why this is true.... I think building prices are much much cheaper elsewhere (here in NC and in TX too I think). Anyway, I think in the NE price per square foot can REALLY get up there, and so the quality modular guys can under cut that price while still delivering quality. But, they can't undercut the stick built pricing we have here and still deliver the same kind of quality. I think you could get a Haven or a Connor to build for you in TX, but I'd be shocked if the price was less than you could get for a stick built house. I priced it (high level) and it was much more expensive for us! I've compared pricing with my sis in Northern Virginia and using Connor Homes would be a big cost savings for them, because their local stick built pricing is sky high! My opinion.... I could be wrong about why....

Check out the historic plan in the link below, particularly the foor plan, which is very close to what you want. You could probably reconfigure the kichen/breakfast room space to include a walk-in pantry,and one of the upstairs rooms could be used as a rec room.

The exterior could be altered to eliminate the dormers if you wanted to simplify things, and the roofline altered as well. The basic footprint is actually pretty simple and these kind of changes wouldn't be hard to do.

I feel your pain I'm having the same problem. I love the connor homes also. I LOVE the simple farmhouse and can't wait to build ours. We just can't seem to find one either. We want our master on the bottom level and they seem to stick them all upstairs. I would love to be in this house til I'm old so don't want one overly huge or to walk up the stairs when I'm 80. Here is another website the have more colonail homes but maybe ya could get some ideas. The insides are beautiful

During my search, I came across these beautiful house plans, however, I desired an attached garage. Not all farmhouse style, but all a bit "old Fashion". Take a look at these.. and the many inside photo's are so nice!

Have you thought about adding the master to an existing farmhouse plan as an addition? Our master suite is designed to look like an addition. It is just a "cottage" attached to the main body of the house. It is very private, all tucked away from the high traffic areas and separated from the public rooms by a closet and a vestibule from the living room that offsets the doorways for privacy. One architect I interviewed said that he always puts the closets between the bedrooms and the public rooms as a noise buffer. I thought that was a great idea and asked for it to be incorporated into our plan.

After much searching, I think DH and I have narrowed it down to 2 very different homes. The other is a steel frame home, which I know very little about but DH seems to like. It doesn't have a game room upstairs, but I am hoping that could be modified by changing up the floor plan and having a loft instead of a gamerooom. Did you look at the book :The Farmhouse: New Inspiration for the Classic American Home by Jean Rehkamp Larson? Gives some food for thought.

16080JM looks very lovely. Are you sure you want a gamesroom next to the bedrooms? I can imagine conflict between those wanting to sleep, and those still up playing games, given the age difference between your children. You may want to keep the MBR upstairs. Also as someone else mentioned elsewhere, when children are young, you don't want to have to go up & down stairs when they need something in the night. Your children are probably past that age, but give a thought to resale?
