We are STILL working on getting our build together but found Kodiak steel homes can span any amount of area with no need of support. They have floor plans and ideas but the interior can be changed to what ever design you want.

I can only offer my solution to having an open plan with a traditional house style. Instead of entering a hallway adjoined by small individual rooms like 100 years ago, you enter a large living room with an adjoining mostly open entry into the kitchen/dining, with one door off to the master. The fireplace heats the open area nicely and with the furnace turned off, I save on heating. A plus is central location for water heater and A/C and furnace...no long runs.

Thanks, everyone. I have been looking at the plan sites like crazy and find that I have unique problems. I live in California and like Spanish/Mediterranean style. Due to the crunch of space here, lots are smaller and houses are max 2500 sqft.

My problem is that if I decide to look for plans within 2000-2500 range, then they are very unattractive because in other areas such houses are not consider "luxury" but since I am in luxury market I do expect to see nicer touches in that size!

Also while I like the attributes of modern houses like openness and windows, I do not want modern exterior/look, and this is making my problem a lot more complicated!

Anyway -- I'd really appreciate more suggestions if anyone has any. I am ready to go custom plan route but want to browse some stock plans so that I can explore the attributes that I like!

On the last one I would rework the kitchen. My grandparents had a friend who lived in a house similar to the first link and I absolutely loved that house. I don't know what constitutes luxury on the outside of a house so I hope these help.

I am now searching for courtyard plans for urban ,deep lot. I will keep posting if I find something interesting and would appreciate links if anyone has found any.

What about something like this. It could look Spanish in design if you use a clay tile roof and stucco and put in terracotta floor on the porch and patio.

Also, have you thought about finding a house with a floor plan you like and then re-work the outside?

Weber Design Group is in Naples, Florida and does an incredible job with Mediterranean/Spanish home plans. Most of his plans are large but their website is worth a look.
