I do not know about modular design, but a few observations:

The foyer appears very large (and 2 story?). It seems like it has a lot of wasted space for a fairly small house. (the space is further wasted upstairs in unusable 2nd floor space. If that weren't 2 story foyer, you'd be able to put the one bedroom closet over that, or get a second bathroom up there.

1/3 acre is pretty large lot to not be able to enjoy it with more than 1 single door out the back of the house. Is there a basement with better access? If not, then I think you need to consider how you will access your outside space!

You want a mudroom (and so do I), but you have no place for one.

Is there a basement? Maybe the mudroom/entry is there? What will be under your stair return?

The master bath is HUGE! Do you have a plan for how it will be laid out with that funny shape? It might be nice (although it is already long and narrow) to have the hall bath extend all the way to the wall so you can get natural light in there.
Also, I'd probably open the Master bathroom door into the hallway, rather than into the bathroom. Seems like wasted hall space otherwise.

Do you really want/need 5 bedrooms in a house this size?

The garage is kind of small. If you plan to just keep your cars in it, it would be fine, albeit tight. But if you're hoping for lawn mower and bike storage, along with the cars, I think you're going to need to increase the size.

I agree that the foyer is not the most efficient use of space. It will be a debate with my wife who for some reason holds onto the desire to have a two story entrance.

While not a formal mudroom, I thought we could add a bench, with coat hangers next to the door from the garage - there is a wall span of about 5 ft up to the bathroom wall there that could be used for that.

I was thinking of making the master closet a bit bigger. In terms of a layout, the thought was to use the nook for the WC.

In the kitchen, will you have an island? If you pull one of those wing walls in between the family room and kitchen, you might be able to stick in a corner walk in pantry.

Although it sounds like you can't make your house wider, can you make it deeper or at least the garage part of it? With kids, I definitely think you need more garage space, unless you don't keep 2 cars in your garage. May be you can make your garage deeper and also steal some space from it to make a mudroom. We had a very similar layout from our garage with full bath and guest room in our old house, and it drove me crazy how there wasn't really room for a proper mudroom. Things would overflow and end up draped over a couch or chair. May be if you turn the stairs 90 degrees, you can slide the dining room over and widen the garage and find some room for a mudroom.

I agree that you should move the doorway to your master closet to that hallway. It will give you more wall space in your bedroom, and eliminate the randomness of a door right in the middle of that wall.

Also, if possible, can you shift around that hall bath so that you can have a window in it? I prefer bathrooms to have natural light?

Shakfu3 - we worked with a modular builder for almost a year designing a home. Does your builder have a designer? You can bring ideas to them and they typically will recreate it in their CAD software. They must look for structural engineering, "box" sizes, etc.

We walked away from the modular builder because they could not build the custom home we wanted. Every meeting with them (and there was no less than 40 hours face-to-face) we conveyed our needs. Each time the designer came back with a plan that fit their needs.

As far as cost, our stick build is $30-40k LESS than the modular build. There are many issues to consider in choosing a builder. Customization is #1 for us, quality of finishes (cabinetry, appliances, trim work,etc), ability to see the house under construction and make changes if necessary, and reviewing the work on a daily basis. Another is the ability to select finishes in stages. That gave me heartburn thinking we would sit in a showroom and pick everything from flooring to tile to millwork in a short period of time.

I am not trying to talk you out of modular construction. It is an efficient and fairly quick solution to home building. Just be aware of the issues that may arise.

please make the garage bigger. I had a 20x20 ft garage and it was useless. Could barely open car doors. Forget having 2 cars and anything else in it. We finally just converted it to a dining room and expanded the kitchen. So I chose NO garage over a small garage. At least make it 24x24 the cost will not be that much and it will be actually usable.

My previous garage was 22 x 20, and was only for one car and "stuff". That was a condo, where I didn't even need much garden/lawn/snow equipment. Somehow, it was always crowded.

We now have a 3 car garage with 2 cars, lawn/garden/snow/car equipment, bikes, skis, all kinds of grandkids' (who live with us) outdoor everything (roller blades, ice skates, snowboards, bikes, wagons, beach toys, etc.), recycling, some tools--even with a large workshop downstairs, etc.

I would advise anyone who can possibly afford the relatively minor cost, to build a 2-1/2 car garage. It has little to do with cars, and everything to do with living more comfortably with kids, or adults who have projects or develop active interests as they progress through life.

You've done alot of work, and trying to fit within the parameters was a big job. Congrats on getting this far.

My DD and SIL built a "panelized" home, and in the end it cost more than a stick built. They had a larger garage built by a separate contractor, which added alot of extra cost. I don't know the process for modular construction, but they were responsible for the basement, garage, furnace and a/c and electrical and plumbing connections, well, septic, etc. And then they had to touch up drywall where "pieces" came together, install the stair railing, and a bunch of other stuff that I thought should have been done by the company. Also, their appliances were low end, and she ended up replacing he dishwasher right away because it just didn't get the dishes clean. Doors and trim were pretty much low end, and so were the windows. They thought they were getting a good home for the money, but I personally think they could have gotten a nicer stick built home for the same money. So, not as easy as it may seem. Make sure you're seeing the big picture on this, and how much work you will have to do yourselves. These examples may not even be how your company works, just ask those questions.

So that said, I second what everyone else has said. I would add that I think your master closet is too small. Measure out what you have for hanging space now, and see if it fits into that space. Keep in mind that corners don't give you double hanging space, and allow for walking space, too. By moving the door to that little hallway as suggested, and extending the closet into the bath a little, you just might be able to have a rod on both sides. Why the swinging door into the master bath? I think your master bath and closet area needs to be looked at for a better configuration.

Since your entry is over-sized, and you have no other place to hang coats, you might consider making the coat closet in the entry a walk-in? Does there have to be a wall between the stairs and the great room? It would be a nice effect if it were all open.

A 10X10 guest room is so small. I realize it wouldn't be used often, but our guest rooms are 12X12, and with a queen bed, there's just enough room to walk around the bed. No room for an easy chair or a dresser.

Nice big kitchen!! I see an island with seating for the times you don't want to use the dining room. And as another poster said, a pantry would be nice. Could you put one on the dining room wall? Looks like you have a counter there now.

It's a nice start. Here are a few ideas:

-I would line up the front door, entry from foyer to family room and back door in the family room.
-You haven't listed the details of your kitchen layout, but I think an island would work better. You can get a 9x4.5 island in there.
-Agree-make the garage bigger and extend the house to the end of the garage. You need a little more room back there in order to get a truely functional mudroom.

In some ways, the plan would work better if you swapped the dining room and the stairs. This would make the dining room a little far from the kitchen. But you could then push the stairs to the front of the house and use the space between the stairs and kitchen as a large mudroom. The door from the garage to the house would be moved to the side and would create a bit more privacy for the guest suite. On the second floor, you could move the bedroom to the corner, allowing for 2 walls with windows. You would also have room for another bath upstairs. I know your wife wants a 2 story entry but it's a bit awkward with this floorplan.
