I think you have a classic looking home plan. I really like the overall flow of the plan. I will add two comments (not flaws but my own preferences.)
1. I don't understand having the living room next to the family room. How can you play two tvs in so close proximity??? (Of course it would be nice for dancing parties!!!)
2. I would put the fire place in the living room instead of the family room. It would make the living room more formal room, which I think is more appropiate for the front of the house. After all it will stay cleaner and more clutter free if it is the more formal area if some one decides to drop in.

I really like your plan a lot! Very classic indeed. I do not see anything I would change but then that is just me :-) I do like how bath two has two sinks!

My DH is so tired of me saying "I think I found the one" and then a month later saying "Oh I found another one and this is it", just to change my mind again. One thing you might consider is whether you are really okay with the laundry room being downstairs instead of upstairs where all the laundry gets created and where it has to go to get put back away? With two kids (or maybe three soon?) you are going to absolutely hate lugging basket after basket after basket of clean laundry back upstairs everyday. I know I do and it is just me and DH!

Is there anyway you can go ahead and bump out into the attic storage space and rearrange the upstairs rooms to allow for a laundry room up there - plus maybe some play space for the kids?

Personally, I don't like homes with redundant rooms - family room + living room and Formal dining room + breakfast room. Especially in a plan where you have to walk through the kitchen to get to a bathroom (kind of defeats the purpose of "formal" rooms). But that is just personal preference. Given that you obviously like them, I think this is a good plan.

I would do as atlasvi suggests and put the fireplace in the living room. Then you can put a nice media center/library in the family room without having to work around the fireplace.

The other thing I would change for sure are the double windows above the front door. The rest of the exterior is lovely and very, very classy looking. I really like this elevation. But those two windows with shutters that don't make sense bring the rest of it down. I realize that you are trying to bring in light, but I think you can do better there.

I like bevangel's suggestion to put in an upstairs laundry room because then you could put the downstairs bath where the utility room is and have the rear entry where the bath is now AND have a bigger rear hall. I suspect that would make for a prettier rear elevation and it would make the study a little more like a bedroom suite. That back hall an study area is already very nice, though. Very practical.

My only comment would be this

With three kids, where do they keep their toys and play? If its the family room, how will you feel about toys scattered everywhere with no storage?

If its the LR (which could work because of the two sets of doors I would try and increase the amount of built in storage. The one closet is nice, but probably won't be big enough in short order given the age differences.

Very nice. (One reason I like it because it has something actually labled 'Back Hall'!)

I'd elongate the main part of the house and eliminate that connecting single-story part between it and the garage.

I'd put the 'study' immediately left of the kitchen for a kid's playroom and put the laundry on the outside end of the house, with a back door between the playroom and laundry. What is now walk-in closet could become larger powder room or larger closet. I'm keeping the powder room where your family will use it, thinking young families don't often entertain formally, but you could move it, pushing the DR left and inserting a powder room between DR and Foyer.

The 'LR' can become a less formal 'study', or combine the FR and LR into one Great Room. The DR could also be 'study' instead'. I don't think you need THREE public rooms: FR, LR, Study. And you do need a children's playroom -- someplace that can be left 'messy'.

Upstairs, a laundry chute may be possible from the MBR area. If you make that one-floor connection part of the house, there would be space for a laundry upstairs. Move the MBR and bath left and insert laundry between MBR and Hall Bath.

I'd reverse the master bath. Flank the tub with toilet room and shower. Flank the doorway with the sinks. You don't want to be constantly skirting that protruding tub. (This would require a shorter tub or a wider bathroom.)

I agree about the double window over the entry door; one single window is more classic (and cheaper).

I like this plan. There's a reason it is a classic: It works.

I don't know if it's a possibility, but rather than the fireplace in the LR OR FR, I would put it BETWEEN the dining area of the kitchen and the family room. I have a friend in TX who has hers in that area, and it makes for very nice ambience, especialy when having dinner with family and friends. I would ask the GC if this might work around the upstairs plan or could it be changed around to accommodate the fireplace.

It also looks like you have enough space to have a butlers pantry between the DR and kitchen. It's more of a little pass thru, that breaks up the two spaces nicely. I'm sure with a little 'shifting', it could be achieved.

You have what looks to be a wonderful, sizable, traditional home. Even if you don't change a thing, i'm sure you'll be very happy. ;o)

I also do not think we need a FR and a LR, but my DH insists we have to have it. Where we live now has a FR and a LR and he can watch want he wants in the FR, so I think he is afraid if we only have a FR he'll miss too many sports shows. Me, if it isn't on Noggin I don't watch it.

I like the laundry room downstairs, because I think it will fit our lifestyle better, we will be moving to a horse farm.

The kids playroom will be the LR for now, until they get a little older and we will finish the basement. I am hoping with the doors I can at least keep the toys contained in one area.

I will change that window and change the MBR around and I like the idea of a fireplace in the LR. I wish I could get rid of one the formal rooms (DR or LR), but like I said my DH just insists we need them all. Since he doesn't really care about anything else, I have given in,after much talk and trying to convince him. I will definetly be adding a laundry chute.

I wondered about a butler's pantry, so I will ask about that. Again thank you for all the suggestions.

I don't see kids playing in the LR, so far from the back of the house where MOM is. I'd still plump for the back hall playroom/crafts room/whatever that can stay messy. You have a lot of years of 'mess' ahead of you! LOL

I agree with your DH about needing TWO rooms (not three), so that kids can yell and play separate from adults -- on a daily basis and when you have company. We once had a LR with FR beyond it. Not good.

So, where will y'all come into the house from the pasture/barn? That's gotta be big enough and have wash-up facilities.

I think you may have actually, finally FOUND your plan!

I thought about the kids being far away also, so I will have to think about that. What I would really like to do,is put a 4 seasons room off the back, somewhere near the kitchen and make that the play room.

We will enter thru the garage, so I thought about making the study 12x12 and adding 2 ft. to the laundry room. And maybe making the back hallway a little bigger. I really want to be able to put mudroom lockers somewhere if I can. We really are at our maximum for square footage, so I don't know how much I can do. We aren't building for a little while yet, so I have some time to fool around with this house plan. It is the one that I like the best and think it will work well for the family. I know DH will be very relieved to finally have a decision made. I keep telling him if we don't like it we can't tear it down and build again, so I want to make sure it is exactly want we want.

I'd try and reconfigure your master bed,bath, closet area. That's a really long room. My current room is 14x14 and has plenty of room for a king bed, 2 armoires, & a big dog cage. Will you have a sitting room at one end? Will you actually use a sitting room? That's a personal thing. Maybe there's a way to make it smaller and add in an upstairs laundry too. Even if it's just a stackable unit. We also have one of those now and it's wonderful.
