I have seen several pictures of powder bathrooms with two pendants hanging in front of/on either side of the mirror over the sink. It looks dramatic. But now I am so nervous! My electrician has already set everything up, but I haven't ordered my lights yet. Is there any placement issues I can tweak to make this not so bad?

@nosoccermom - I was originally going to do only recessed lighting in the bathroom because I still have five nice ones left over from renovating another area but came across [this past discussion that made me rethink the whole thing. [(https://www.houzz.com/discussions/recessed-lights-above-vanity-dsvw-vd~709037) Recessing the mirror would be difficult since it's on an exterior wall framed with 2x4s; it may require reframing with 2x6s? I did look into the lighted ones at first but our mirror might be bigger than what they make? They're really cool though, I really like them! Both of us agreed that we wanted to have a larger mirror instead of two smaller ones. She moves around a lot while and I sort of wander too. Will ask her thoughts about the makeup mirror to the right... @olychick - I wish our bathroom was that nice and open :/ Ours is pretty much a 'design around this' challenge and between the bathroom and closet we've rearranged every wall in the entire space. Pendants sound nice (especially narrow ones), maybe coupled with recessed lighting? Is an 8' ceiling too low though? It's not rational but to me pendants seem less overpowering than sconces would be. It's starting to look like we'll need at least a couple of recessed lights anyway in the area where people enter/exit the room. I don't think there's any vanity area lighting that would be bright enough to work as general illumination for the whole room without being too bright for someone standing at a sink. There will also be a large built in hamper immediately to the right upon entry and we'll need to be able to see in. Lighting over the shower and tub are on separate switches so no worries there. I can post a picture of the actual room if it would help any.

Yes, The mirror will be lower. I think we are doing wainscot on the bottom half of wall and there will be a small chair rail but I told the carpenter that the mirror will have to be lower. Funny, the tiffany pendant you sent is one that I actually bookmarked today! I like all of your ideas. I like the glass flush mount a lot too. My husband will not like the two on one idea. - Everything with him has to be symmetrical Ha ha! Thank so much for your advice!!!

As a real estate appraiser I would advise to try to keep it. It will reduce the valuation by a few percent. If I were to appraise your home, I would now have to compare and adjust it from a 3 bathroom home to a 2.5. That's anywhere from $2,500 to $5,000 adjustment downwards. Understand that I don't know where you live or your real estate market. Even though there is no bedroom on the floor, it's a very usable space. At the very least, I'd put in a shower. You just never know when someone will lose their mobility. It looks like an older home. If your laundry room is in the basement, you may want to reconfigure it to bring the laundry up to the main living area. That would be an improvement in utility and the only reason why I would consider eliminating it. Hard to see everything, but you could reconfigure the doorway/entry and take over that vestibule area.
