I would not skimp on the toilet for the rental. It is a false economy as you will be called in to fix it every time it clogs. Many like the Drake for a combination of price and quality. I would get the Vespin if I wanted to save money. I have the Carlyle and really love it.

My TOTO Promenade is being delivered tomorrow- I had a hard time deciding because I wanted a certain look, which ultimately the Promenade offered, in addition to wanting the sanagloss. I liked the one piece ones a lot, but they were notably more costly, without much gain for my priorities.

Wow, I am pretty excited about a toilet... just wait til my washlet arrives on Monday!! I may never leave the bathroom!

You're right, Pepperidge! I'm temporarily without my washlet (in apartment till house is done) and I miss it a LOT!!

Leslie, I had Carlyles in my last house and thought they were great. We're doing those in the Master and powder room, and Drakes in the guest suites.

Pick whichever style you like, but unless you have space constraints, go for one of the elongated models. they look better and are more comfortable. For your rental unit, there are some Toto models that are produced in greater volumes, so they can usually be had at a lower price.

I have Toto's in a lot of rental properties that I own. I've purchased both the G-Max models and Power Gravity models. I honestly can't tell any difference in performance between the two. As long as you get a model with 3" flush valve, you'll be fine.

A good on-line source, and a good place to compare prices is ToiletWarehouse.com They generally have some of the lowest prices I've found, and have provided very good customer service.

We have two Toto UltaMax toilets. Mine is a round standard height (with Washlet) and DH's is ADA elongated. I didn't know a toilet could be so loved I like the cleanability of the one piece and the experts say they're easier to work and one less place for a leak to develop. My plumber likes that the one piece is easier to install and said he's never been called back for a stopped up Toto. I would definitely put one in the rental!!

I have an Eco-Promenade, which I installed about two months ago. IIRC many of the Toto toilets were priced within a few dollars of each other, so I just chose the one that met my specs (traditional styling and very small footprint for a powder bathroom). The Sanagloss option adds about $30-50; search comments on this forum as to whether it's worth it. (I don't have it but so far I've had no cleaning problems.)

I have an UltraMax - standard-height elongated. It's really comfortable, and as Monica said, the one-piece design is very easy to clean and (hopefully) very reliable. I got mine with Sanagloss as there was only a small difference in price. I'm hoping it really does stay easy to clean over time...

Also, the UltraMax comes with the soft-close seat which I *thought* I wasn't going to like. (When I want to put the seat down, I want it down NOW - not when it eventually drifts down to the bottom.) But I ended up really liking the soft-close after all - it's kind of cool to just give the seat a little push and then walk away. :-)

I do have to say, although I like the toilet a lot, it has not turned out to be the paradigm of cloglessness that I was hoping. I've only been using mine a couple of months, and it's gotten clogged twice already. And I find I have to plunge it much more vigorously than I did with my old (ancient) toilet. I read somewhere that although Toto's are less prone to get clogged, they're a little harder to unclog.

I would have been seriously disappointed in buying a Toto if I had discovered the American Standard Cadet "3" models after paying through the nose for Toto's name. I was literally at the plumbing supply store picking out a Toto when the girl showed me the AS Cadet "3". I saved $300 plus I got the AS version of Sanigloss which the Toto Drake (right height, oval, white) did not come with. AS puts that finish on all their toilets, not just a few.

To put this purchase into perspective, I've lived in hotels 50% of the time since 2004. I've seen way more toilets than I should have. The Toto Drake is a fine toilet, but it has absolutely NO performance value over what the AS Cadet "3" offers for $300 less. They are identical designs! The hotel I'm in now has the Kohler Cimmaron model. It's good, too, but still more expensive than the Cadet "3".

I agree about not skimping on the rental. Again you don't need to pay $400+ for anything to get a great toilet. If you spend $180 for an AS, you'll never have to pay a plumber to come out. One plumber visit would pay for the toilet.

We have 2 of the Toto Ultra Max ADA height elongated with the Sanagloss option and could not be more satisfied, easy to keep clean and no flushing problems at all. I have Parkinsons and we had to change to the ADA height and I never knew how comfortable the height makes a toilet and from a man's point of view the elongated is definitely the way to go. Ours came from National Builder Supply.

Just a quick comment on the American Standard Cadet 3:

It functions great, effective flush, we replaced a cracked toilet at our folks place with the compact elongated version.

But, it is quite noisy- great suction/flush, and a small water spot... use your imagination.

I would say that is perfect for the rental, you can decide for your own home- perhaps not in the bedroom?

(I just unpacked our our Toto Promenade as it was just delivered!!! it works great sitting on the dining room floor--- oh, wait, I think we need to add plumbing :-0)

On homeclick, the Toto Drake ranges in price from $200 to $280. Dchall, are you saying they are selling the Drake locally for over $500? My local shop is about $50 more expensive than homeclick. I would shop on line for the toilet if I were the OP. I purchased mine from Homeclick and had no problems.

When I was looking at the Toto it was $480 with the seat. The AS Cadet "3" was $120 back then. It appears that supply and demand has adjusted both prices toward the middle. Still if I was to buy a toilet for any reason (personal or rental), it would be a Cadet "3". (I put the "3" in quotes because AS also makes a toilet called the Cadet that is a horrible toilet.)

A note on flushing noise: With these new high performance toilets, noise varies greatly from one toilet to the next. Again, this is from hotel experience. Seeming identical installations have relatively widely different sound profiles. They're all relatively quiet anymore.

I'm a fluids kind of engineer and I can explain everything about why these toilets work so well but I cannot tell you why there would be such a difference in the noise. No toilet will be as quiet as the some of the swirlies, but even some of them have an extended gurgle at the end of the flush. The beauty of these new high performance models is that the entire flush is only 3 seconds long before all is quiet.

I have the Toto Drake ADA height with soft close lid. I wasn't going to replace the toilet in my renovation (seemed wasteful- old toilet still worked) but boy am I glad I did. It was only $300 for my "throne" and it was money well spent. Besides comfort, it has never known a plunger. Nuff said.

well I see that 2 folks here are making the same recommendation that I would, thats "faucetman886" and "pepperidge farm". Just thought I would second their thoughts we bought our Totos from them and several other items along the way and could not be happier. I just splurged on a Toto Neorest 500 for our upstairs bathroom. Picked it up from Max's Plumbing on Ebay for $1026. He takes almost 20 business days to ship but my bathroom isn't ready for it and I received an email on Friday saying it's been shipped. I can't wait. It was a splurge and doesn't even fit my Craftsman era house at all - now we're building a pony/knee wall to hide it! Go figure. We're spending how much money on something we're going to have to hide...

We've bought 3 Toto toilet for our home recently (two Ultramax and one Carlyle). We installed one Ultramax already. So far, we are extremely pleased with its performance.

The best online price on Toto toilets I found was at www.buyplumbing.net. Reasonable shipping charges too. We saved a lot by ordering all 3 toilets together.

BTW, Drake would cost about $170 + shipping there.

I hated our old American Standard toilets. Maybe, their newer models work better.
