any manhattan renters here? Maybe moving there

My job is moving to Manhattan next year, and I'm planning to rent a studio apartment and commute home to my house on the weekends. I'm looking on the Upper East side and so far have seen lots of rentals in my price range ($1000-$1200) online. Of course, these are teeny tiny studios with the kitchen in a closet, but that's fine by me. I need a safe place with a bathroom and room for a bed, period.

My question is, are there any special regional rental quirks in Manhattan I should be aware of? I've read about the fees and no-fees charges. Most of the listings included utilities, which surprised me. Do I have to use a broker to find a place, or are want ads okay?

Never lived in NYC, but there is a site that may help you some, posted below. If I was still in contact with a college friend in Manhattan, I would have had asked him to come here to answer your question.

Our builder owns about 300 acres and likes the woody look on the lots, we actually signed an agreement not to cut within 75 feet of a house, but since, there is a river and a bog on that side of my lot, there really isnt any room over there to garden. I have been cutting the trees down , I thought about having them stumped as well.. but looked at prices last night, it might be over 3 grand, now im thinking about a stump grinder , but will see. I might ask the builder if he could come by and do it for free =) that sounds even better for me. I have a ton of oaks and northern firs, a few beech and white birch, probable have close to 4000 trees on this lot, Im cutting the trees down on my northern side, where my sun is best to make borders, then thinking about clearing right in front of the house all the way to our road, which is private, so I dont think it would matter. Rosepedal, I planted the brug crosses the other day, I started a cross last year, but it never bloomed, its actually sitting under the window at my office right now! Thanks again.

In early October a friend of mine dug a clump of POINT OF VIEW as a gift plant and set it on the top of a post bare root. The individual never placed the order so when I was out to his place in March Robbie gave me the clump that had set bare root in full sun on top of the post and I took it home and planted it with others that were dug with some soil on the plants. By July I could not tell which were bare root for 5 months and which were not. I would dig and wash and trim everything. I would trim the tops to 4" inches and the roots the same but many are uncomfortable with trimming the roots that way so do what you are comfortable. All the roots will die anyway and the only benefit of the old roots is to act as anchors. I would get the plastic open mesh bags and store each cultivar in a mesh bag so it could breath. Then I would store them in a cool place that did not freeze but where they would get good air circulation. As long as the roots are kept dry they will be fine bare root and they won't grow during the winter months anyway. In the spring when the ground temperatures remain at 54 degrees F. or above I would plant them.

Well, Carmel is very nice and you have a choice of a variety of different areas. Huge, expensive houses...medium priced houses...historic "old-town" area (my personal favorite). Also near there is Fishers...pretty much everything under the sun without much historic area. I live on the East side of INdianapolis in a historic area called Irvington. LOVE IT! You can get a lot of bang for your buck here. What kind of housing are you looking for? It would be easier to recommend areas if I knew what style you like, range, etc. :) As for the soil, TOTALLY depends on where you live. Indiana has a lot of clay (oh joy) and is alkaline but depending on how woodsy the area is/was, if it was farmland previously, etc, you can get some killer soil! :) I look forward to hearing more of what you're looking for and will be glad to give you any assistance that you need! The great thing about Indy is that it's a small town feel w/ big city amenities. You can get everywhere in a pretty decent amount of time so you aren't bound to living right where your hubby works. My good friend (in Western Wayne county) sold her home in 9 days about 2 months ago. It was listed for #336,000 (paid $365,000 2 1/2 years earlier). They had at least 7 showings during the 9 days. Their house was 80' colonial with a built-in pool (which everyone said would be hard to sell). The inside was not completely updated but extremely clean and freshly painted. I have to say, I think it was her furnishings that sold the house. All her furniture was from Ethan Allen and her window treatments were gorgeous. The house showed well! The pool/yard were also beautiful. So.... as I said, they asked $336,000. The first offer was an insulting (to them) $290,000. They countered with $324,000. Agreed! Then the buyers came back at the 9th hour and said the house did not appraise for the purchase price and pulled the deal. They claimed it only appraised for $300,000. My friend's employer then "bought" the house from them for $324,000 and turned around and sold it to the same people for $300,000. Good for everyone, bad for the neighborhood. Know your competition in the neighborhood. Be better than your neighbors. My friend's house showed way better than anyone elses and was the highest priced. Most homes in our 'hood are 80's and haven't been touched since. Most people who looked at her house had already seen the ten others that had been for sale in our square mile (some for years). Full of wallpaper and old oak veneer cabinets.

rented in Manhattan for many years, and have owned here for about the last 5 years.

If you are from out of town, using a broker might not be a bad idea. In NYC, the renter typcially pays the broker fee, but the past two yrs, brokers have been getting no-fee listings (where the LL pays the fee). So, it might not cost you anything to use a broker - just tell them you only want to see "no-fee" apts.

Upper East Side is a nice place for newbies. A bit boring, but its safe and a good place from which to get to know the rest of NYC. It's also a bit less expensive than downtown.

Boring is fine by me, I've had my wild young days working and playing in New York and prefer simpler pleasures now. A small quiet place within ten or fifteen blocks of the new office (near Bloomingdales) will be fine. I'll commute to my "real" home in the country on the weekends.

I was actually surprised at how reasonable the rentals were. And most seem to include utilities. I mean, it's still crazy to contemplate spending $1250 for an apartment that's smaller than my kitchen at home (literally) but it's a doable amount.

Try Craigs list. It's also great for a lot of things you might need. Have you considered looking for someone who only needs an apt on weekend to split so you can get a better apt?

Splitting an apartment seems like a great way to save money. The neighbors behind us and across the street have apartments in NY and I thought about asking if they wanted to sublet. I leaning towards trying to get a place of my own, though. It's a luxury, but this will only be for a year. I've never had my own place, I had roommates and house shares before I got married.
