We are engaged in a semi-custom home project in Sacramento, Ca. We’d like a covered patio with lights and a fan. For an area of about 250 sf, what could a price range be to add a covered patio with basic recessed lighting and fan? Sorry for the sparse details, just looking for round numbers.

For me, a 6' deep front porch isn't that useful. I don't think several chairs lined up in a row, in a narrow space, is a nice way to spend time with family/friends. I would wire for a couple of fans, cap it off and then see if you will actually use the space before spending money on fans. Good quality outdoor fans should need little to no maintenance, other than cleaning them once in a while.

Looks like the doors into & out of this patio are exactly in center of the space. The polished concrete floor is nice. I would think about having only one rug & putting it in seating area. The eating side is likely to need more floor cleaning / sweeping. Are you adding a storage / console piece on the table side? It looks like there’s plenty of room for that. For fan I’d look at efficiency for air movement over style - get the right size. My preference would be a fan with streamlined blades over decorative - & I’d want a light in it for sure! Great space you have there with the lake / water view.
