Waiting for purple martins SE PA

We've had a martin house for several years. It seems to be well sited - not too far or too near the house, in a spot with no overhanging trees, and we are active in the yard. We've never had martins in the birdhouse, usually some other finch type things nests there. I just cleaned it out (gross) and hung it back up, and we've got martin song playing out back. Can we expect martins soon in our area? Can we do anything else to encourage them? What do I do if some other bird nests in the martin house?
