I hope the OP did something because this situation sends up HUGE red flags everywhere. My folks are getting older and we have had some conversations about how they want things handled when they are too old to make decisions for themselves. I am grateful that they are willing to discuss this beforehand. I have read everything I can in order to acquaint myself with giving them suggestions about the best/worst ways they could go about this. I am posting just one example of how you can have your life turned upside down if you don't make arrangements for a trustworthy family member (or friend) to be able to care for you before something happens. Glen Hawkins, 89, had bicycled two miles from his Orange County home in Leisure World, California, to confer with his investment counselor. As Mr. Hawkins soon learned, he already owed almost $1,200 in conservator and attorney fees. How could this be? A social worker at Glen Hawkins' retirement community had filed a petition for an emergency conservatorship over Mr. Hawkins, claiming that he was too ill to attend the required hearing and too addled to understand the legal proceeding. Glen Hawkins had harmed no one, and he clearly was not a danger to himself. He had planned to live out the rest of his golden years in his Leisure World condominium. I don't understand your lawyer's actions either. I accompanied my mother when she arranged her legal matters with her attorney, so perhaps that made a difference. Anyhow, the attorney gave my mom the originals for her will, financial POA, and health care POA. He also gave her copies. He told her to put the originals in a safe deposit box and keep the copies in a safe but easily accessible place at her home. He's also got copies on file, and I made copies of the copies for myself too. Eventually, we had to provide copies for her doctors, hospital, and bank to keep on file. I always keep a copy of her POA for health care and DNR in my car so I can have them on hand whenever I take her to the doctor or ER. I've never had a problem with using the copies; that's what they're for. When my husband & I did our wills, trusts, POA's, etc., our lawyer signed us up with DocuBank, an electronic storage and access service for healthcare directives. We both carry a DocuBank Emergency Card that makes all of our critical healthcare documents available. Obviously, DocuBank dosn't have originals and isn't the lawyer, but their copies would be counted as originals. In addition, we've both supplied our doctors & hospitals copies of our POA's and I take a copy of my husband's with me when I take him to the doctor. Have you settled the issue of the hospital sending its records to your mom's primary care physician? That is absolutely nothing your mom should have to keep track of. I don't understand why there would be a problem and why the hospital wouldn't willingly, without any prodding,send a copy of its record to her personal doctor. Snidely. Chisur is correct on having the originals. My father passed away last month I am in the middle of settling his estate. It consists of several trusts, real estate holding and bank accounts. To change the trustee name on the bank accounts they all required the original certificate of trust and death certificate. They made copies to keep. I needed that certificate of trust to get an EIN number for his estate to cancel my fatherâÂÂs Visa card, change the name on his utilities, sell his car, cancel his dish TV and will need it to sell his properties. ItâÂÂs the only piece of paper I have that gives me the absolute authority as successor trustee to do everything set forth in the trusts. There estate attorney gave them all the original trust documents as soon as he and my mother signed them back in 1989 and said not to keep them in a bank deposit box. Had the original been in a bank deposit box the bank would not have let me in the box because his box was tied to his trust accounts and at that point I could not prove I was entitled to act as successor trustee. Sure I had copies but they wanted original even at banks that have know me for years. My father was 93 IâÂÂve carried copies of his Powers of Attorney in the bottom of my purse for years along with a DNR he filled out a couple of years ago I never needed them. What was the most helpful were the HIPPA papers that gave me authorization to act on his behalf with anything to do with medical issues. I had those on file with every doctor, hospital, Medicare and insurance policy he ever used. My father even signed some paper at Social Security that gave permission for me to talk on his behalf and believe me it made it a lot easier when I talked to them after his death.

Put dry seeds down on the ground with Tenacity and do the frequent, light watering. It's light watering, like about 5 minutes at a time. Just enough to keep the seeds moist. If you read the directions on the Tenacity bottle, you will see that you can do a follow-up application 4 weeks after germination or after two mowings of the new grass, whichever is longer. It specifically says to not apply to newly germinated seedlings. If you don't already have Tenacity, Scott's has a starter fertiizer with mesotrione, the active ingredient in Tenacity. That would be easier to apply, especially if you're not used to doing spray applications. For that, you'd use it just at seeding. If poa annua is your main focus, a normal pre-emergent like Prodiamine would be more effective against the poa. That would preclude seeding. But maybe you could get sod pieces to fill in bare spots if whole areas are bare. Is spring seeding viable for your area? I am not familiar with San Jose's climate.
