Questions about replacing a dead lawn - what would you do?

I'm so happy to have found this forum! I've been poring over it for the last few days.

My first question:

I like in Dallas. I've had 3 companies come out to look at our lawn--one organic lawn treatment company, one super-chemical lawn treatment company, and one sod installer/semi-chemical lawn treatment company--and all agreed that our all-weed yard needs to be replaced.

The sod replacement company wanted to kill all our grass with a chemical, then come till it up. He recommended St. Augustine for our shady areas and Bermuda for the sunny areas.

When I talked to the sod supplier directly, he advised me to nuke the weeds with a chemical, then just rake it up... no tilling. And he said we should not use Bermuda, but St. Augustine all over. His justification was that Bermuda would just get all weedy again.

ARGH! I don't really prefer one grass over another... I would just like something that

1. Will not turn into a monstrous bouquet of weeds again

2. Can be taken care of with as few chemicals and as little water as possible

3. Will avoid dying

4. Is inexpensive, if possible

So what would you do?
