Thank you all for your input. After I thought about it, all of the appliances are actually 12 years old, not 13, given when they were installed and it's the beginning of the year, not the end. It doesn't really matter though. In response to some of the comments: Yes, we had a repair person out yesterday. We were fully prepared to repair it. He indicated it was a leak. After doing some research, and based upon what he said, repairing a leak is hit or miss. It could leak again in a few months. I live in a kind of odd area with a lot of variation in what kinds of houses one finds in the upper end of the market. Having worked as a real estate agent for over 8 years here I have a good grasp of the market and the competition. I've been in 100's of houses in all price ranges. I no longer work as an agent, but have kept current on what is sold and what is available. I've worked with upper end buyers. Some of the value of our house comes from the 17 acres of wooded property. Having been an agent, and having had several appraisals on this house, we are pretty realistic as to how much value that adds. Much of the value comes from the size and construction. Few of the newer houses in this price range are all brick as ours is or contain have as many baths, etc. Ours is of a similar size to the other homes in this price range with and without the property. Craigslist appliances are generally few and far between and overpriced here. My community is pretty mobile and there is a large market for used goods. People assume that the students moving in and out every few years are willing and able to pay a premium price for used items. I saw a 20 year old Whirlpool fridge for sale yesterday for $400. I have a slightly newer and better fridge in my basement. If I wanted to go that route I would move it upstairs, but I think that would be worse. I've measured the opening multiple times so I know what size fridge I need to purchase. It's not a Subzero or similar fridge so that does make it a bit more standard. As for taking the fridge: it's about 50-50. Some leave it, some don't. If the original had not broken, I would have left it. I will leave all other appliances including the washer/dryer. Thank you all for your input. I'll search out a white fridge that fits in the space. The worst case it that it becomes our second fridge in the future, and I become one of those people selling my 20 year old fridge for $400. :)

Tapla, you're by far the most knowledgeable person I've ever encountered here and a notch above the best. I wasn't referring to your comments and sorry I wasn't a little more specific. I did feel the OP was being overwhelmed with technical overkill and might lose interest, not to mention all the statements with exclamation marks from other. My attempt was to limit the Epson salt to a level which wouldn't contribute much more than half the PPM of Mg recommended as average in one cubic foot of soil, and less than an average the plant would take in which is .75 to 3 grams in a season. If later she was confused and decided to ask someone else they could say a "couple of tablespoons every month" for example it and it wouldn't be good. I figured 1/2 to 4 teaspoons in a season of Epson is only enough to raise the Mg level 50 ppm and a bigger plant would mean more dirt and bigger pot. If anyone would understand this it would be you. I don't use Epson and know what you're talking about and try to mix my own fertilizers. I work down to the milligram for some micro nutrients like boron but one thing which really peaked my interest is your comments about Pro 9-3-6. I would need to adjust the K in the NPK and for what I need just to expensive for how much I'd need, but looking at the analysis it is almost perfect, (no boron). I also didn't know "container gardening" existed. I don't container garden but have the biggest outdoor container imaginable and know the topic on ammonium toxicity well. The outdoor container is a 1/2 acre garden in Muck soil with poor drainage and a high water table. I've amended, graded, dug ditches and chiseled 16" down to get drainage but still have low oxygen, low microbial activity and of course ammonium toxicity. I must mix the best I can with Urea, KN03 and CAN03 to up the ratio of ammonium to nitrate. It's nice to meet someone who finally knows his stuff and plan on reading your comments in the container garden to see what I can learn. Thanks.

a neighbor came by and persuaded me to give it a severe renewal pruning. They took out their lopers and cut all the branches to about 5ft off the ground ==>> if they had done it properly at 3 to 6 inches ... then if would be a gorgeous plant at ground level.. instead of 5 feet up like it is ... i mean.. you cant do anything under it.. so why make it that tall ... and if they did the whole thing.. then you know you dont have to mess with the one third method ... with no insult to the root mass ... this thing will be back with a vengeance asap ... that said.. youve seen it done.. so just do it ... you cant beat most of these things back with a stick .. watch a couple of these .. the rejuvenation process is not specific to any given plant.. its what you do with these kind of shrubs ... no special rules for this plant ... just make sure its the right type of shrub.. and then do it after flowering.. so it can regrow and be ready to flower next year ... ken https://duckduckgo.com/?t=ffab&q=rejuvenation+pruning++shrubs+&iax=videos&ia=videos

We got over 5 inches of rain Wed/Thurs this week (maybe you had our system as it moved eastward?). I can't imagine trying to process that many daylilies in rainy weather. Your plants look great in the picture (and in person). Good luck with the sale........Maryl
