Mishko: This is more a matter of personal choice than anything else, but mine would be for the 2-year plants. There is often a considerable difference in price between 2 and 3-year old plants, and I believe, although I cannot prove it statistically, that 2-year plants adapt better than older plants. This has certainly been true of my fruit trees. 2-year plants will usually deliver a light crop in the year following planting, and after that it will become difficult to distinguish plants that were originally 3-year from those that were younger. LOL Ya'll are funny. I got so many comments on my bad photo taking I took it off to retake them. So I'll post pics here: I suppose I should have typed between pics....what you're seeing is the master bath :P I took a close up of the glass to show how cool it is :) We had it made for us so no one has glass like it. It's super thick and while in the big pics you see inside the cabs due to use of flash, you really can't see into it (as you see in the glass only pic). It's really just another texture. The room inspiration was my collection of medievil manuscript pages. The "art" is dated between 1350 and 1700. The majority is mid 1400. I love the soft coffe stained tones you get with antique papers. The cabs might appear black, but they're actually a rich chocolate cherry, just like the croc tile. The cabinets are Omega custom. Since they do whatever you ask for, the design was whatever I wanted LOL I went with 27" deep lowers and then it has the little jut out. The cabs have pull out drawers inside for my daily routine. I also have the little pullouts for toothpaste, soap etc., as well as toe kick drawers, tip outs, blah blah...every inch of space is used LOL People always ask about the tub...you can easily get into it by stepping up on the step, sitting down backwards (bumm on deck) and swinging your legs over to drop down into the seat that is inside. We did plan on a bigger step (one that flipped out) and we planned on using grab bars, but really they're not necessary. Frankly the tub (while it calls out for nekkid adults and good wine) is most often occupied by our 3 year old. He loves having water to his neck (he's not left alone in there obviously) and the bubbles that the air jets make. Not to mention that the water is recirculated into a warmer so it never gets cold...again not that I'd know...but given his two hour splash session...I'm guessing it works for him :) Oh and it's NOT dark in the room. The shower has it's own light inside. The room is quite well lit and gets so much sunshine that I took the pictures late at night to get them without too much shine (which made people think the room is dark). We sit on the edge of a lake and have huge windows everywhere so the room is constantly light and bright. Our wall finish was done by an artist to mimic the travertine feel, but not be specific.

ajsmama, thanks for your comments. the house was built in the 50s and the problem is not with the bedding touching the outlet but with it being only one of 2 outlets in the room, we will need to plug into it and it's an older outlet where the plugs sag out of it. My dh doesn't want the plugs from a light to be jammed against the bed, and since my son is only 3 1/2 we need a bedrail and a wall for him not to fall out so bed needs to be against wall...I guess we could have another outlet put in at some point, but not now. Polly929, I will be getting rid of the dresser soon and getting a long one to put in it's place against the wall the head of the bed in on. The curtains we have do come in red (Pottery Barn Kids)and you can't really tell but they are navy blue with colorful stitching in stipes. I just noticed they have curtains which match the bedding (see link) what do you think about that? Shannon01, the door is on the same wall as the bed. The closet wall is to the left of the door and the closet is not very long but takes up half of that wall. In the picture with the bookcase, the wall to the left is where the closet is, pretty much within inches of the left edge of photo. I like your ideas. I think I will keep the bed where it is. As for toy, we have a playroom so he doesn't really need any storage for them. Just books. And we just bought this bedding he picked out in January when he changed from a crib to a big boy bed. So that stays. Making a headboard out of the cards is a fantastic idea! Valinsv, thank you for considering the real reason behind my son's feelings. We actually have had a big year with lots of changes. We moved in October (just up the street, so same friends etc but still a move), I just had a baby, and he moved from a crib to a big boy bed. I'm with you in not wanting to make too many changes at once. The problem is that ever since we moved in here, his room has been in constant flux, now with the bed so I guess this is my last ditch effort to get it right. But I agree too much change is no good. So I think the biggest thing is the paint color. I will paint it a wheat/khaki. I will keep the bed where it is and move the animal cards down to make either a headboard or put on the wall next to his bed. And I will get a new longer dresser for safety reasons and put it next to his bed. But like you said, first the paint and then wait to see. We don't have room for a chair but we do cuddle up for a long while on his bed and talk and read at night. The problem is I don't feel warm and cozy in there, so there may be a real issue of design to address as well as being sensitive to is growing independence and feelings of fear. Wow. This has all become much more complex than when I began but it's good. I'm going to involve him in all of this too so that should help. RE: Motivation Personally I'd say that you need to look inside yourself at what you want (why you're selling the house) instead of where you are. I'm trying not to be too cold here but you really need to get over the motivation issue and just "get 'er done" If you're suffering motivational issues then you need to drop the price and get the deal over with. For example, if I said I'd have your house sold in a month but you'd need to pay X amount out of pocket, what would be the maximum X amount that you'd accept....there's your number. RE: House Condition This is a problem, people are looking for a home in most cases, no a house (investors or single people would be the exception). Would you want to buy a messy home? Surely you've read all of the tips on selling and have implemented all of them. A few of the bigger 'violators' that I've seen: remove personal effects (photos, family heirlooms, etc) RE: Showings Keep in mind that you can say no. I'd be frank with realtors and ask if they've prequalified their buyers and why they want to look at your place. Be warned however that some realtors will be offended and might not show your place in the future. If you agent has it together they should be making follow-up calls to their showing agents and ask why their buyers didn't want the place and what would need to happen to get an offer. Our realtor did this with our place and he was one of the best I've seen. What does a market analysis look like for comparable homes in your area? RE: Listing If the house is as large as you say I'd look for homeschool or other groups that have large families in your area and ask if you could forward the listing information to their email distribution list or drop off some flyers. Some of these organizations tend to be close knit and information will get around fast. RE: Contract Make the contract time as short as possible. There are many buyers holding out for 'the big drop' and the longer you wait the worse it will get as people see longer times on the market. Start of '07 with a bang and get it sold......
