Stem rot on my DR. Please can you help me? Pics

I just received these Desert Rose seedlings a few days ago from a kind member here and they all dropped their leaves within a few days of receiving them..

I potted them up, and because I noticed the roots were bone dry I watered them.I had seen somewhere before that little seedlings can not go as dry as mature ones..

The ones I left in my cool room in sunny windows all developed rot on the top part of the stem and the trunks near the bottom are fine.. I had to cut off the top tips of three of my seedlings as you will see in the pics as so..;-((

Does anyone know what causes the top part of a Desert Rose to rot off and not the bottom part? All I ever hear of is rot from the bottom up from over watering..Is rot on the tips headed toward the bottom trunk caused from another issue?

Please can you help me so this won't happen to my others..So far my others seem alright..
