28-year-old crabapple - one side looks dead

One side of our 28-year-old, 20' pink crabapple looks perfectly healthy. The other side is all dead leaves. I tried snapping some larger twigs looking for green & they were dead.

Those leaves were green (but somewhat "withered" looking)

until a couple of weeks ago - I'm thinking the late spring frosts "zapped" the leaves on that side.

I'm watering the tree because of drought - but is it that side probably a goner?

Also - I'm planning to replace it next spring (if it's truly half-dead) with a Donald Wyman crabapple. Wondering if the fruits stay on that tree until winter like they claim? Tired of stepping on crabapples!!
