I think the angle of the picture may decieving as far as the maple is concerned, but I guess I assumed the evergreen tree roots wouldn't be a problem. I can wait a few years until we get rid of them to plant something in there. thanks for the suggestions! We laid out a garden hose to delineate the real garden beds we're making this year, it'll be on this hill, and the rose bushes will be basically be where I'm standing taking the picture, away from the tree roots of whatever that is in the pic. here's a long shot view of the back yard. This picture was one of the listing pictures taken last fall at the end of the day. The flower garden will end just about where the shade is in this picture. The shade comes from these trees....

Lsudude, About your counter top, sink dilemma: It seems a shame to give up "His and Her" sinks on a counter top so long. Have you thought about adding an outlet behind the knee hole- Possibly with access from the drawer in the vanity to keep your iron and hairdryer? There are pictures on this forum showing that. Alternatively, add an outlet on the wall behind the kneehole- Plug your appliances into the outlet and attach hooks on the sidewall of the vanity (kneehole wall) and hang your appliances. This second way is what we did- as the first wasnÂt feasible. The existing wall outlet can be used when needed- recharging a toothbrush or shaver- since relocating the outlet to the medicine cabinet wasnÂt feasible either. About the sinks- everyone has their own preference. I like the look of "Under-counter" sinks on a counter of that length. Vessel sinks would be very dramatic as well. The smooth lines of the under counter sinks in the granite appealed to me. My granite fabricator included cutting the holes for the sinks, drilling the holes for the faucets and mounting the sinks in his cost. ( No plumbing) Pam

You know, of course, that now that you have purchased the extended warranties, your appliances will be trouble-free for years, whereas if you had not, you would find you have a kitchen-full of lemons. Seriously, its a gamble, and pretty much a matter of personal choice. Some people sleep better with the extended warranty, and for them it's worth it. Others, believing that the manufacturers and retailers know the odds and make a ton of money on the ext warranties, prefer to take their chances relying on only the standard warranty. We generally take the latter approach. But we did buy an extended warranty on a BMW some years ago, on which we came out ahead.

We have vinyl and like it. A friend has fiberglass (which no one was installing around here when we installed ours...or at least not popular). But now if I was installing a pool, I would give fiberglass more of a consideration because of no-worry with the liner IF THE INSTALLER HAS EXCELLENT REPUTATION AND INSTALLED LOTS! I truly understand that if not installed level can be trouble...but when I look at my vinyl it isn't level nor is it even on the width! Good luck!
