Now would certainly seem like an opportune time to make your dreams of a greenhouse come true. When I had mine built last summer, I went to the Habitat for Humanity Restore in my neighborhood and got the four sets of sliding glass doors for under $100 per set. That certainly makes the project more cost efffective. You may find materials for your home there as well. Below is a link to show you how my GH worked out. It might be a good idea to just build the 14 foot next to the deck, then add the L shaped section later if you desire. Turning corners can make a project more expensive and the exposure on that side could be a concern, especially if its on the west side. Thanks for the info Sheri. I am going to have a metallurgist at the company look at the bolts. The base bolts appear to be stainless. I have the FED X number for the replacement parts. HF has been very good about making the shipping damage right, but they would save themselves a lot of money by packaging the houses better. I guess that they are used to shipping tools. As you know the instructions leave a LOT to be desired, so I might be asking for more help. Thanks again!

OwieBrain: When that precious baby finally lets you get back onto the computer, will you tell me what you'll do differently when you build the permanent greenhouse after the house you're building is finished? Dawna: Well, wish I'd known about the greenhouse auction too! That's the breaks! Thanks for describing your greenhouse so well. From your description, I felt I could really picture it! You and Randy both made me realize that I needed to go wider than I was originally planning. And thanks a lot for telling me that peagravel is hard to walk on. I had no idea! And, there is no way on this earth I am going to tell my DH just how much time you spend in your greenhouse....even though I am sure I'll spend just as much in mine! I wouldn't want him to think of it as "gaining a greenhouse and losing a wife...." lol lol lol So, where are y'all going to build in the fall? In the same area where you are now? Randy, I think I'd give my left arm to have a greenhouse as large as yours...but then, I'm not planning to make a living with mine, so guess it wouldn't be necessary for it to be that large! I love that yours is expandable. Also, thanks a lot for the description of the heating system...it is an area that has baffled me the most. The Jet Flow system sounds amazing! And the advice on estimating costs is so helpful. Since we've built the mega-garage/barn and the new chicken coop lately, we've gotten pretty good at estimating what it will cost us...and we know it always costs more than you think it will! Last week I was reading a newspaper article about my favorite regional gardening expert--Texas horticulturalist, writer/publisher and radio show host Neil Sperry. In they article they mentioned two facts that amazed me: (1) after THIRTY YEARS he believes his home landscape is "coming along" and he just about has it the way he wants it. That reminded me that home landscaping is a long-term project and I need to be patient! (2) His greenhouse is 30' wide by 60'long! Can you imagine having all that space? I am sure I'll never have a greenhouse that big, but it is fun to think about it, isn't it? With a son in college and with us writing that college some big tuition and dorm payments every semester, my greenhouse may have to start out small to medium and grow over the years, after he finishes college and all that. I do think I will start out larger than I originally planned, though, as wider seems better. I am learning so much from this thread. I think the distinction between semi-custom home and truly custom construction is significant. I've done both plus lots of renovations. In our custom build, we had a fabulous GC. The way he liked to do business was to spend countless hours up front getting into excruciating detail about building products. Once we had cost out our desires, it became apparent that this house was going to cost a whole lot more than we had anticipated. We owned the land. The unknown costs lay in porches and basements. We all agreed that we needed another plan. (We were using William E. Poole plans) I went home and quickly found another plan that would work with a few modifications. It had smaller porches and we ditched the basement in favor of a FROG. It was a smarter build thanks to my GC. We owned the land and had more than 60% of the construction cost in cash. The bank loved us. Low risk. They only got involved when we were close to finishing up. I think we had one construction draw and a final inspection. Our GC suggested that we mutually determine his fee up front. It was a flat amount. This way, he was assured that he would be paid and make his profit. We paid him in monthly installments. The last payment would be withheld until we had release of liens from all of the subcontractors and the GC. Any costs would merely be passed through his accounts. There were no mark up on materials and services. They were entirely at his cost. I was given a copy of all of the receipts. He would present a months worth of bills and receipts at a time. There was one or two items that he needed the money a little faster. I think the framing material was an example. It was a pretty big bill as I recollect. In the areas where a guestimate was required in the budget, he would tend to overestimate. This way the surprises were pleasant. The hard work was done up front. We used those surprises to finish out the FROG. I ended up sourcing the appliances, the plumbing fixtures and the decorative electrical fixtures. He was a little leery about that, but I had everything ordered and stored in my garage ahead of time. I would take them over the day before they were needed and have them on site. The appliance dealer kept my appliances in storage until I was ready. The only plumbing fixture that I had the plumber order was two real cast iron tubs. I didn't want to be responsible for transport or installation of those. The GC had such a great time working with us, he and his brother, decided to do all of the interior finish carpentry themselves. They were used to working on projects that were 50% bigger than our home. We fit right into their schedule. It had been a long time since they had gotten to work together, they wanted to do it. They did a beautiful job. They built my mantle and an arched pocket door from a picture I provided them. They did a beautiful job. Semi-custom building, now that is an exercise in frustration. I'll never do that again. The answers in semi-custom building always seem to be no.
