Fantastic Jon. I hope to have a similar yard by this time next year. I plan to have our entire front yard ripped out and renovated with TifGrand next spring. Not sure I have the patience to maintain it at the high level you have, but I'm hoping to have a great looking yard none the less.

But I do see a problem waiting to happen. Between the air conditioner and the dish antenna, looking to the left from the front to the back you can see a rolling profile to the surface. I'm looking at stripe number 2 from the left and between the AC and the dish. I predict the low spot in there will be your headache in a few years. It will collect your runoff and the neighbor's...which is sort of a serious no-no in most communities. Is that part of a drainage ditch between the neighbor lots? The problem will occur after you have had standing water in that spot for 3 days or more. Standing water kills the beneficial fungi under the surface and makes the soil good for nothing but swamp grass like nutgrass. Then again it looks like you have sand and all this might be a moot point.

Thanks for all the kind words! Yes, the journey has been very rewarding, and the people on this forum have been the difference! That dip was there even before the sod was laid 3 years ago. Never been a problem. My neighbor's 'yard' is what's left of the K-31 fescue that was layed when the houses were built, which ain't much. It's mostly crabgrass, clover, dandelions, spurge, and nutsedge.

Absolutely gorgeous lawn sir. Where is this located. Just curious because you said your neighbor has a cool season grass, and you get too much rain.

Thanks, TW! I am about 30 miles south of Nashville. All the yards here are Fescue and they all suffer major die off every summer and require major renovations every fall. On the high input schedule for the common, I have been very pleased how it has responded to the lower cutting heights. It did not look the best at 9/16"; a little too brown. But, it did get thicker while I cut it that low, to be sure. I'm thinking for these earlier generation improved commons like Transcontinental or Mohawk, just under an inch is probably about right. I think the internode length is a little too long to mow it at hybrid heights.

Very good observation and correct. With the extreme heat and drought you should raise the cutting height a bit anyway. Keep it up. Your neighbors will have a green lawn in fall winter, and spring. You will have a nice green lawn Spring, summer, and fall. That is the Transition lawn choice.

It looks beautiful. We don't have any lawns that color in Central TX right now.

Nice job, Jon! Back when it used to rain around here, I found that mowing every other day didn't work. I'd have to mow every 24 to 36 hours to keep up with the growth. Oh, and mowing that often, I didn't edge on a regular basis either.

After getting a $400 water bill last month, I've gone into full drought mode. I kind of miss the mowing. :(

jon your yard looks drop dead gorgeous. If it wasnt so blooming hot and lack of rain here im sure mine would look as half as good as yours. Keep up the good work.

Very nice indeed. All that mowing is why i ditched my Bermuda last year and went with Paspalum. I am only mowing every five days and only fill the catcher half full. (2000sqft) Did the Bermuda every three days last year and would fill a 50gal bag of clippings.

The beauty of the McLane is that it throws the clippings forward and grinds them into a veritable powder, eliminating the need for bagging and returning nitrogen rich organic matter to the soil. Now that I'm at 7/8", I'm easily able to get away with two days in between cuttings on the Tifway and the common. When I was at 9/16", even every other day wasn't often enough. As David said earlier, you would have to cut Tifway every day at that height in peak season.

Hey, TW (or anyone who might know), I'm noticing one of the cultivars in my backyard seems to be a little more fIne, dense, and leafy. Would that be the Mohawk or the Transcontinental?
