I do grow each of those but mine are new. I was collecting info when I was trying to figure out what Avos to plant to get ones with good flavor and year round supply. The information was collected by me from different sources and 3 friends that are commercial or semi-commercial growers. I bought my trees from Clausen in Vista but don't see that info on their website. My friends are supplied by Maddock in Fallbrook but don't find that info on theirs either. It seems much of their sites are very different and the really nice chart of seasons on Maddock's is gone. I did save the PDF of their Citrus/Avo season chart.

Well I am done stripping / cleaning it. I sprayed the areas that still had a solid color of the old stain with the stripper and then used a power washer to strip it off. Then I sprayed the deck with the brightner and power washed it clean. Some areas that were still left or areas i could not reach with the sprayer I sanded the next day. It went pretty smooth. I was not looking for perfection as the deck is 15 years old and some boards are splintery and splitting. I just wanted to get it looking good for a while longer and maybe in 5 more years replace the decking and railings with composit decking (quote for that this year was $16,000). The deck support is in great condition. Maybe in 5 years I will look into ipe or something? Wish I could do that work myself, i think material would be about $4000, that I can handle, $16k i cannot.

EPDM roofing membranes depend on adhesives at joints and terminations. As the membrane ages it shrinks and even a tiny hole or split can let a lot of water in. Corners where three planes meet are always a problem since the membrane is pulling away in several directions often exposes a small hole. Sometimes the hole is hidden by old sealant. If you knew where the hole was you could chemically clean the weathered membrane and apply a self-adhering EPDM seam patch then seal the edges with special sealant. All the materials should be available at a good lumberyard but probably not at Home Depot or Lowes. There's no reason to get anxious; find a roofer that specializes in EPDM membrane roofing and get it fixed. Make sure the roofer adds a patch not just some sealant. Then you'll know who to call next time there's a problem. The roofer should check an EPDM membrane for bad seams and breaks every 5 or so years.
