What's wrong with my St.Augustine?

When we moved in our 75 y.o. house in March the grass was thick and green with a few patches of lemon colored leaves.

As the huge trees leafed out, the grass got thinner and the yellow areas grew. We were thinking neglect,needs feeding, and is shading out.

Now almost the entire yard is a lovely pale yellow interspersed with green and is REALLY thin. There is not much thatch.

We suddenly realized we had a real problem and started reading. We settled on chinch bugs and did the 10 minute water in the can test. No bugs but the grass at the fence has the toasted brown look of chinch bugs.

Help me, help me, help me,please!!

Do we treat these areas for chinch bugs? I don't want to kill our huge population of earthworms. The robins would never forgive me.

I will post a picture if I can figure out how.

Thanks for any help you can give me. Our front yard is thick and green and lovely with tons more shade. That is when we realized we were really being blind and stupid!
