Originally designed and built by GJ Gardner as a standard specification home, this little property sat on the market for some time. The outdated appearance of yellow brick exterior and magnolia filled interior was an instant dislike to many. Only a few years old there was little in the way of planting and personality. Aside from a being built by a reputable firm with a 10 year guarantee, however, is its North facing, sunny, private location and very practical floor plan that only required minor adjustment. It was the perfect ROI project. The aesthetic transformation included the “bagging” of the brick which was paint finished with a coat of Karen Walker Triple Milk White (chosen to match in with the Titanium White joinery). The garage door was changed out for a more contemporary flat panel design in Grey Friars to match the tiled roof and the front door was given the same treatment. Inside the open plan space become broken plan, effectively adding another flexible room whilst maintaining ample space for a family lounge and dining. The Kitchen was given a makeover, adding more storage and bench space by flipping the cupboard from the fourth bedroom. LED strip lights highlighted accents and a new marble look benchtop brough the whole room into the 21st Century! The other interior disaster that had to be addressed was the flooring which comprised of several different coverings in the one open plan space. It was all ripped out and replaced with a highly durable wide planked oak laminate keeping the carpet in the bedroom areas, this instantly made the space feel much bigger and lighter. The final add on was the beautiful deck and pergola to the rear of the house which created an all-weather dining/living space, instantly adding on value in an area where outdoor living is favoured amongst families. The landscaping was just the finishing touch and as the plants grew so did the appeal of this stunning private sanctuary. The ROI was yet another incredible achievement with a total spend of $85,000 the value increased from $950,000 to $1.3m (over a 12 month period)
