Comments (49)Just wanted to post a happy ending update. Shortly after this thread ended, and my new pic were up, we did lower the asking price for sale and rent. Within a week we had 5 more showings for purchase(no offers) but a very qualified renter applied to rent. Unlike my previous tennants who had a very good job, low credit score, BUT always paid their rent on time.. this couple has an excellent income, good credit score and excellent references. They had always owned a home, but were transferred 18 months ago, were planning on it being temporary, so rented. The home they have been renting in Michigan is now up for sale, and I looked at the pictures and they have lovely furnishings, that will fit perfect in my home. I'm very confident it will make the next time I list my home much easier. I have stipulated in our contract a longer 'right to show' clause.. previously 60 days, now 90 days. They stated they might be interested in purchasing at a later date, but are unsure about a future transfer at this point. I would have rather sold the home, but at least we have rental income again- the same amount as I had previoulsy been receiving. And we roll the dice and hope there isn't any further decline in the housing market in the next year or two.. I do always learn by my mistakes! Next time I will insist on better pictures from the start.. besides that.. my realtor really did an excellent job for me, in keeping me well informed of any and all feedback and following up with people frequently. I know those things should just be expected.. but not so much so with my last realtor.. When we evaluated our current apartment for sale, my dear smart rational logical level-headed DH developed Snowflake Syndrome. The disease was characterized by a dazzling mental spotlight on the good parts of our place (views, light, formal dining room) and total denial of the downsides (small second bedroom, unrenovated kitchen and baths). I knew his condition was acute when his bottom-line selling price was a good 25K higher than we could have gotten last summer, the tail end of the boom! He even denied the reality of the comps I presented and wanted to consider our place on par with the new construction and/or gut renovated properties (that have been sitting on the market at their inflated prices for months without selling). I just Could. Not. Believe. It. When WE were looking, we'd walk through a place and realize the seller had taken some random highest-ever-paid, fluke sale and added 10% to that to come up with their asking price. We'd walk out shaking our heads, thinking, "what have THEY been smoking?" Little did I/we know that DH would be indulging in the same hallucinogenic drugs, LOL. Comments (33)We are in a rural area, one large employer in the county. Our neighborhood is desirable, and this has been a pretty Spring. Only 10 days from listing to ratified contract, full price, this week, yay! Part was luck: our local market had been slow since the downturn, so we gained an advantage from pent-up demand. And just recently, four homes in the neighborhood sold, providing a solid basis for pricing our home fairly. Part was standard preparation: we decluttered, cleaned, bought fresh kitchen towels and pretty shower curtains, and did some very minor repairs. Didn't go overboard with updates, other than a new medicine cabinet & light for the master bath, so some flooring and fixtures are obviously 90's vintage. I don't know if our floorplan helped or hurt -- our rooms are generously sized and flow well, but not "open concept" and no first-floor master suite. We had five showings. Two said no right away, two were non-committal. But the right buyer came along, they are truly looking forward to living here. Comments (33)I just went back and had a look at the garage door. I absolutely disagree that it looks faded and blotchy but then I am a person who loves subtlety and things that blend, especially when it comes to garage doors and garages. So from the photo, I like the way it is. In fact, often I find that a garage dominates a house and this is something that I particularly dislike. A house is for people not for cars and when I feel that a car is somehow more important and the people are living with one, including its fumes, I look the other way. I do not feel that this garage dominates. And my gosh, what a clever idea to have a room above it and that facade. Really lovely....See More- last year
