Comments (117)we have stainless steel appliances this always cracks me up as a justification for a higher price. Sure, stainless-steel appliances *cost* more, but they're not necessarily in and of themselves more valuable, unless their *features* are high-end. You can get a "stainless appliance" package for $2,000 or less. (In fact, sometimes I think if we go back on the market, I should buy one of these packages, just to increase the odds of getting a buyer, even though our white stove has many more features than the stainless ranges in those packages.) Even if you spent $4,000 on appliances, why would that bump your price up by anything but a fraction of that? But the point is this (and I have tried to make it several times, but never so succinctly than c9pilot): But, the buyers should have known (or been told) and made a conscious decision to spend more on house if it had the more valuable features they wanted. THERE is where their agent messed up, and he has no one to blame but himself. Even if he deserves to win the lawsuit, he ALSO deserves to have to deal w/ the angst, but basically being a stupid person. Comments (9)IMO, you should really be in contact with the potential buyers and not some third party. At least for an initial brief phone call. During that call, ask them where in the purchase timeline they are. Ask them if they have ever been in the town you live in. And then ask them if they have spoken to a lender or will they be a cash buyer. If they are not buying until late Summer or Fall, then why have their friends tour your home now? It will be sold by then. It could be that their friends are more excited to get their friends close to them then the buyers are about moving there anytime soon. In other words, find out the validity of these buyers. They may be ready, able and willing buyers, or NOT. It is easier to find the NOTS than it is the other. I just received an email from a prospect in Orange County Ca. asking me to get some very detailed info on a waterfront home here. I know better, so I called him, and lo and behold, they are not retiring until late Summer and will do something then. I explained to him that this home will be long gone by then, but I will definately keep an eye out for him as the time nears. My point being is that you need to do your homework on these buyers first. Don't feel like you are being nosy. Comments (61)Thats why i say zillow is a fun tool and I have kept a close eye on my area for sales, a house behind me sold for 1.394 5 months ago and it not on zillow, and so on... We are meeting again with this buyer tomrrow night, we just countered and he will counter, but they want this resolved quickly so they want to do this all over again. My dh is headed out of town and the buyer and realtors just want a bottom line. The buyers realtor said she was embarrased to look at my realtor because of the buyers bid and she said she knows he will go higher...on the up note another good open house today. One couple has been looking at homes all day and taking pictures with their picture phones. They were shocked at my price, they showed my realtor a home they were considering for 3,000,000.00 they said its crap compared to mine....but probably sitting on a marina somewhere in coral gables, thats a huge difference. But hey its all matters what you want in a home. My realtor also called me during the open house because another couple would like to put in a offer and would like my german shepherd!!!! Comments (39)We had potential buyers (old friends)who wanted the house and made an offer that was accepted by us. They told everyone the house was theirs even though we hadn't closed yet and they dropped by daily. The house was empty but the neighbors reported the visits, the use of the dock when they came by boat, a wild party the twenty five year old sons had one night. Our broker found out about the party and told us and also told the buyer it was inappropriate. They wanted a key; wanted to put the utilities in their name; pestered the broker daily. Everyone, including the man who did the termite inspection, knew they were buying the house. Our agreement said that we had the right to market and show house until the closing. With this potential buyer telling everyone it was his house it was hard to show the house to any other people. He would show up everyday. Much to our surprise and intense dismay the JERK dropped out of the contract because he suddenly decided he couldn't afford the house--there were no contengencies. We got to keep the deposit but our old friend made a fool out of himself and ruined the friendship. We let him out of the contract because we were so disgusted.
