I have a 29" stairway to my second floor in my 100 year old house. I just ordered a Simplicity Sofa after doing a lot of research. They even put me in contact with a person in my area who had one, and I went to see it. Excellent customer service! I got the "white glove" delivery that brings it inside and upstairs, sets it up, and takes away all the packaging. My understanding is that it some in one large piece with a folding down back, and two arms. There is a video on the Simplicity site that shows a child putting one together. The sofa I viewed here in my area was very, very nice--doesn't look or feel at all like furniture that comes in several pieces. I'm just thankful for such a business. Furniture is made so huge these days and little to nothing is available for 100 year old homes with tiny spaces.

I think the piano on that wall would look more than interesting the armoire. The mirror can go over the piano. I love the bench, can it for under the opening between the dining room and living room? Can you use it in the living room? Can you use it in the living room as a coffee table with a tray on top for drinks etc...can it go in front of your living room or dining room window? We bought a bench for our sons dining room so that his dog could look out the window cause he would go up on the dining room table to look out the window, I like your style of decorating...show us the living room, maybe you can find a place for the bench in there. I‘ll look for pics of our piano up against the wall showing the mirror above it.

IMO we need an actual floor plan to scale. What I notice now is too much conversatioal seating not connected to each other and no dining space . As for a fire pit get a gas oe in a coffee table type then there is no big issue since most cities do not encourage real wood fire pits . Ialso would like to see how this space relates to the one above . I do agree the ;oungers do not belong in this space. I think of outdoor space to really mimic indoor so a DR, a LR and a “kitchen” and those spaces should be done for how you use the space like the grill near the DR but also near the indoor kitchen.

Hi! I have a living room challenge if anyone wants to accept! Our room is just under 13’ by 18’ but has two large doorways, one standard door, a large radiator and a fireplace! To date we’ve just had one large sofa (101”) against one wall but we’d really like to add more seating - possibly a small L shaped sectional. Open to other ideas? Things to note-photo shows sofa spun into the middle as we wanted to see how it felt to walk into the room and face the back of it. Also we are trying to get rid of radiator but not an easy answer given steam heating system. Thanks in advance!
